We are adding Analysts to our rapidly growing team that will support both the Acquisitions and Revenue Management efforts at Evergreen. This position will play an integral role in evaluating SFR acquisition opportunities through various channels and will execute bespoke Revenue Management strategies across multiple funds.
As an Analyst on the team, you will work closely with, and learn from, our experienced and respected senior management team. You will have the opportunity to work on new business initiatives across operating segments with exposure to the full SFR investment life cycle.
This position will be based in our downtown Dallas offices, and we will consider a hybrid work schedule.
The Role: This position includes, but is not limited to, the following responsibilities:
- Execute active revenue management strategies throughout the asset lifecycle working to maximize performance across initial lease up, turnover marketing periods, and the renewal process
- Periodically underwrite managed assets for retail value to identify opportunistic sales to drive portfolio returns
- Monitor real estate trends, research market characteristics, and aggregate leasing demand data to improve underwriting inputs across various functions
- Identify opportunities to enhance and scale underwriting capabilities and work with senior leadership to drive efficiencies by implementing improved workflows and assisting in the design of cutting-edge technology enhancements
- Evaluate acquisition opportunities of SFR properties through various sourcing channels, e.g., MLS, portfolios, foreclosures, and off-market sources
- Oversee end-to-end processes from bid through closing and evaluate results relative to Investor mandates
- Prepare and present investment memorandums and reporting packages for senior executives and investors
- Collaborate across groups to drive overall company performance by participating in ad hoc projects and initiatives as assigned
Qualifications and Experience
- Bachelor’s degree required, ideally focused on Finance, Business, or Real Estate (some work experience a plus, but not required)
- Highly organized with excellent project management skills and strong attention to detail
- Asset valuation skills and real estate experience a plus
- Collaborative team player, able to successfully perform on cross functional activities
- Analytical mindset, adept at critical thinking and problem solving
- Motivated self-starter
- Demonstrated ability to perform effectively in a fast-paced, entrepreneurial environment
- Flexible and able to effectively manage ambiguity and change
- Excellent written and verbal communication skills
- Open to travel as required (asset tours, market diligence, etc.) with the majority of work being in Dallas
