Position Summary
Under the guidance of the Senior Construction Project Manager and other Senior Development Team members, the Assistant Construction Project Manager will assist in the construction management of multifamily and single-family real estate developments. The Assistant Construction Project Manager will review site plans to ensure compliance with federal and local requirements, coordinate with local utility providers to arrange installation of new utility services, work with general contractor to ensure the timely receipt of construction permits and certificates of occupancy, review inspection reports and provide recommendations, review proposed change orders for accuracy and completeness, and conduct site and unit punch walks to ensure the satisfactory completion of construction and renovation milestones.
Essential Duties and Responsibilities
- Site inspections and punch walks to confirm project milestones.
- Identify and address any deficiencies or issues that may arise during the project’s execution.
- Assisting in the review of environmental, accessibility, and related construction service proposals for completeness and accuracy.
- Conducting market research and making recommendations based on relevant changes in market conditions including requirements from utility providers and changes to local ordinances.
- Preparation of documents, information, facts and figures, project overviews and milestones.
- Conducting site inspections to assist in troubleshooting challenges and to ensure completeness of construction related tasks.
- Coordinating regular meetings with key construction stakeholders (contractors, subcontractors and vendors) to provide directions and ensure timely delivery of materials and services.
- Soliciting feedback from property management and making recommendations to support operations programming and for sustainable infrastructure designs.
- Conducting research to explore methods and various approaches used to solve potential construction challenges; innovative building materials that offer enhanced performance, durability and sustainability and/or construction methods that improve efficiency, safety or cost-effectiveness.
- Periodically, prepare and lead presentations related to scopes of work and construction requirements.
- Reviewing and summarizing third-party results for potential risks and adherence to best practices and regulations to ensure project success.
- Participating in community and planning meetings.
- Cultivating relationships with key stakeholders, professional consultants, and local agencies.
- Detailed review of architectural plans to ensure that they are in compliance with federal and local regulations.
- Becomes knowledgeable in the infrastructure and accessibility requirements for multifamily, single family, and senior communities.
- Participates in regular Owner/Architect/Contractor meetings.
- Collaborates with development team to finalize infrastructure decisions for sustainable residential communities.
- Collaborates with the development team to provide recommendations for construction budgets.
- Assists in gathering required due diligence documents and information.
- Exhibits professionalism and integrity when representing HDC and its affiliates while attending and participating in professional functions.
- Keeps abreast of relevant changes in market conditions including utility guidelines, materials pricing and availability, and local ordinances.
