Coal Creek Consulting is seeking a skilled and solutions-oriented Site Acquisition Specialist to join our team. Experience in the cellular wireless infrastructure industry is required. This client-facing role contributes to expanding wireless infrastructure by securing new cellular sites and modifying existing ones. You will act as a liaison between clients, property owners, tower companies, and government agencies, while providing key information to decision-makers. Your ability to anticipate challenges and find innovative solutions will be critical to your success in this role.
- Must currently reside in the Portland, Oregon or surrounding area. Field site visits are required on a regular basis.
Essential Duties and Responsibilities:
- Lead design walks and interact with subject matter experts.
- Assist with new site development, including lease negotiations and site design.
- Anticipate potential problems and provide realistic recommendations on site development.
- Negotiate favorable terms for easements, amendments, and renewals with property and tower owners.
- Provide accurate zoning/construction drawing redlines that impact leasing entitlements, structural documents, and land use rights.
- Communicate clearly with property owners and guide outcomes in favor of the client.
- Obtain land use approval through zoning and permitting processes.
- Manage one-on-one communication with client project managers.
- Ensure client deliverable documents are efficient, accurate, and showcase Coal Creek’s value.
Secondary Duties and Responsibilities:
- Understand the entitlement process, help in site design, and skillfully negotiate lease terms with potential landlords.
- Communicate clearly to property owners to earn trust and steer outcomes in favor of the client.
- Obtain land use approval by following the set processes of individual jurisdictions.
Qualifications:
- Experience as a Site Acquisition Specialist in the cellular wireless infrastructure industry is required.
- Bachelor’s degree or higher preferred; 2-3 years of related training or experience.
- Real estate license and notary stamp preferred.
- Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook), Adobe Acrobat, Google Earth, and GIS Maps.
- Ability to learn and use our internal database, QuickBase, and client databases/programs.
- Client-facing skills including exceptional interpersonal and communication skills with the ability to interact effectively with clients face-to-face.
- Proficient in writing business correspondence and effective presentation and communication skills.
- Strong problem-solving skills with the ability to interpret various instructions and solve practical problems.
Requirements:
- Must currently reside in the Portland, Oregon or surrounding area. Field site visits in Oregon are required on a regular basis.
- A background check and drug test are required.
- Will need a home office set up to be able to work remotely with high-speed internet. We will provide all computer equipment needed.
- Valid Driver’s License and good driving record.
- Willingness to travel, hike, and climb ladders to visit sites, as needed. Access to a 4-wheel drive vehicle is preferred.
- Occasional exposure to outdoor conditions.

Salary Range: $70,000 - $80,000 per year based on level of experience.
