Summary
As an Executive Property Manager at WAJ Management, LLC, you will be responsible for overseeing the daily operations of our properties. This role is crucial in ensuring tenant satisfaction and maintaining property standards while maximizing profitability.
Responsibilities
- Manage all aspects of property operations including tenant relations, leasing, and maintenance.
- Develop and implement strategies to enhance property performance and tenant satisfaction.
- Negotiate leases and contracts with vendors and tenants to ensure favorable terms.
- Maintain accurate records of property finances, budgets, and expenditures.
- Ensure compliance with local, state, and federal regulations including LIHTC, Rural Development and Section 8 requirements.
- Address tenant concerns promptly and effectively to resolve conflicts.
- Utilize property management software such as Yardi or OneSite for efficient operations.
Requirements
- Proven experience as an Executive Property Manager or similar role in property management.
- Strong conflict management skills with the ability to negotiate effectively.
- Familiarity with Rural Development, LIHTC and Section 8 housing programs is highly desirable.
- Excellent organizational skills with attention to detail in administrative tasks.
- Proficient in property management software (e.g., Yardi, OneSite) is a plus.
- A North Carolina Real Estate license is a must.
- A Bachelor's degree is a plus.
Team Leadership
- Hire, train and supervise regional managers and other staff.
- Provide guidance, leadership, motivation and support to the team to achieve performance objectives.
- Conduct performance evaluations and development plans.
- identify and resolve issues and make informed decisions.
