Job Overview
We are seeking a skilled and dedicated Maintenance Facility Manager to join our team. The Facilities Manager at SeniorCare Homes is a member of the Leadership team and a member of the Operations Management function. The primary purpose of this position is to ensure that the real estate assets are maintained in an exceptional condition to encourage and support the marketing and sales function of the business. This will require an exceptional self-starter who can manage time well, be nimble due to evolving and ever-changing priorities, and possess a “can-do” attitude. The Facilities Technician will own several critical functions of the homes, including safety, maintenance, and support functions of all physical plant operations. This position will work closely with the Owner, marketing functions, Hospitality Manager, and Director of HR, and will report to the president of the SeniorCare Homes Company.
Responsibilities
The Facilities Manager will oversee and complete tasks pertaining to the maintenance of buildings (interior and exterior), including ensuring proper operation of the home with the Leadership Team. This will entail aspects of carpentry, locksmithing, plumbing, electrical, HVAC, and appliance repair, as well as managing the grounds and ensuring proper upkeep of the exterior of the homes. The Facility Manager will perform the tasks associated with each of these areas and will seek assistance when/if any tasks are not within the scope, knowledge or safety constraints possessed personally by the technician. The SeniorCare philosophy of a Safety First culture is critical to this role.
The Facilities Managers responsibilities include:
- Oversight of Fire Life Safety systems, including alarms and security systems, fire sprinklers, smoke/carbon monoxide detectors, fire suppression devices, etc. Ensuring compliance with local and state guidelines is essential.
- Manages and coordinates locks and access controls.
- Maintaining the grounds, including landscaping, bed cleaning, trimming, pruning, and planting annual beds. This will include mowing, trimming, ensuring professional striping and edging, and owning all chemical applications, seeding, aerating/verticutting, etc., to improve and sustain the high-quality lawns and landscapes of our homes.
- Anticipating snowfall for snow removal and salt application to ensure safe shift changes during inclement weather.
- Complete monthly walkthroughs of each property to ensure first impressions are exceptional. This may be completed with members of leadership including the owner, president, director of nursing or operations manager.
- Ensure timely repairs are made inside homes, including to doors, faucets, toilets, showers, light fixtures, appliances, shelving, floors, trim, etc. In addition, ensuring proper maintenance of decks, front porches and garages. Exterior responsibilities include fences, gates, latches, windows and doors, decks, sidewalks and driveways, sump pumps, water/drainage, roof repairs, gutter cleaning/repairs, sprinkler systems, etc.
- Responsible for ongoing testing, maintenance and repair coordination of generators. Ensure regular audits are completed and provide suggestions for improving the generator support program for the homes.
- Repairs appliances as required. Will ensure the minimization of makes/models to meet the company’s desire to have fewer overhead concerns and better quality. Will work to have a “backup” set of appliances for immediate dispatch in the event of a breakdown.
- Helps manage projects as they arise to ensure proper planning, budget criterion is met, and execution is on schedule, exceeding expectations.
- Partnering with vendors and curating relationships accordingly to ensure proper continuity of care, safety, and security as needed.
- Will partner with the director of nursing for deliveries of PPE/medical supplies from central supply inventory as needed to each house.
- Will construct, manage, and maintain a working shop in close cooperation with the company president. Will ensure proper stocking of materials and parts to maintain the continuity of facilities.
- Responsible for keeping basements clean, dry, and accessible. Will work with Hospitality Manager to support the organization.
- Will assist in moving; this may include moving-in of new residents and their furniture or personal effects, moving records from the office to storage, moving supplies or materials between facility locations, moving items to landfills/recycling facilities, moving items to donation locations or picking up/delivering items as needed after a resident departs.
- Will be responsible for managing the ongoing service, maintenance, and repairs of the company fleet of vehicles, utilizing vendors where needed.
- Will provide suggestions for improvement to quality or financial performance as they occur. Will always be “Resident-First.”
- Will be responsible for managing a prescribed budget and close cooperation with the president and company controller.
- Will assume on-call on a regular schedule for all emergent maintenance requests. This will be shared with other members of the leadership team, and a schedule will be agreed upon with team input.
Job Type: Full-time
Pay: $15.00 - $25.00 per hour
Expected hours: No less than 40 per week
