The Spirit of the Position:

The primary focus of the Maintenance Manager is to work with multiple city vendors, as well as supervise the maintenance/custodial responsibilities and hourly employees of the City’s Parking Facilities, Surface Lots and Skywalk System. The maintenance Manager is responsible for leading the team in housekeeping duties, preventative maintenance and repairs. Work is performed under the supervision of the Senior Maintenance Manager, but considerable leeway is granted for the use of independent judgment and initiative.

Job Duties

  • Plans, organizes, and supervises the parking facilities maintenance and custodial operations with the Parking Operation, including supervisory responsibilities for hiring and disciplinary actions of hourly employees.
  • Coordinates, assigns, directs, daily and weekly schedules.
  • Establishes job priorities and time frames for Maintenance Staff.
  • Monitors completion of job assignments through frequent field observation and inspections to ensure compliance with standards and instruction and revises instructions and time frames as necessary.
  • Responsible for training employees on equipment, task procedures, work standards and proper safety procedures.
  • Serves as safety representative, including coordination of safety training needs, assisting with safety audits, facilitating compliance with standards and maintaining related safety records.
  • Will be flexible by staying later or coming in early based on event, some nights and weekends, and washdown demands of the operation.
  • Responds professionally to requests for information from the public & Managers regarding the structure and maintenance of the Parking Facilities, including questions, concerns, and complaints from the general public.
  • Makes recommendations on capital equipment purchases, such as sweepers, snow removal equipment.
  • Professionally and effectively communicate between different departments.
  • Supervises minor maintenance and servicing of parking system equipment and vehicles.
  • Ability to operate light equipment, trailers, plow vehicles, garden, and snow equipment.
  • Determines need for outside contractors to be involved in construction projects.
  • Assists with appropriate documentation of maintenance schedules, equipment installations, snow logs, structural repairs and work orders and other operating reports for each parking facility and or location.
  • Performs other related tasks and duties as assigned.

Skills

  • Knowledge of current practices and procedures involved in the maintenance, custodial and repair of parking facilities, surface lots, and skywalk system.
  • Knowledge of all equipment used in parking system maintenance.
  • Good knowledge of safety regulations, practices and procedures applicable to work unit.
  • Some knowledge of parking enforcement regulations.
  • Some knowledge of minor maintenance of automotive vehicles.
  • Ability to prepare accurate and reliable reports containing findings, observations, and conclusions on parking facilities maintenance activities.
  • Common knowledge of Microsoft Office programs and computers.
  • Ability to work cooperatively, communicate effectively, and to maintain effective internal and external customer relations to accomplish job responsibilities.
  • Ability to quickly learn and put to use new skills and knowledge brought about by rapidly changing information and or technology.

Physical Demands

  • Willingness to work in the elements – heat, wind, snow, rain, etc.
  • Ability to lift, push and pull at least 25 pounds.
  • Ability to stand, walk and run for extended periods of time.
  • Ability bend, stoop, squat and lift frequently throughout a shift.
