Job Title: Maintenance Technician
Location: Multi-family property/on-Site
Normal Work Hours/Week: 40 Normal Workdays: 5 Days. per week, Monday through Friday, 8AM to 5PM. This position requires on-call rotation.
JOB TITLE OF IMMEDIATE SUPERVISOR: Community Manager
JOB SUMMARY:
The Maintenance Technician has the responsibility, under the supervision of the Community Manager, for all phases of the overall physical maintenance of an income producing property. This includes but is not limited to; the general maintenance of the property including but not limited to; electrical, plumbing, HVAC, and building repairs. Duties also include supervision of vendors and or contractors (when applicable), prioritizing and assigning work schedules, scheduling of vendor work, expense control and adherence to preventive maintenance programs and required state and federal safety programs. The Maintenance Technician must have extensive maintenance knowledge is imperative, along with the capability to assess health and safety requirements.
PRINCIPAL DUTIES:
· Assist in all aspects of property maintenance, including preventative, corrective, deferred and emergency maintenance. Perform appliance, electrical, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
· Ensure exterior curb appeal of community, cleanliness of grounds and laundry room. Daily maintenance of the rental office, restrooms, on site amenities, and common areas.
· Prioritize daily work assignments (where applicable).
· Maintain high standards of resident service and relations. Set primary example.
· Ensure that residents are provided with a clean safe, well-maintained community.
· Ensure that apartments are rent ready within 7 working days after they have been vacated.
· Maintain accurate inventory control of tools, equipment, and supplies.
· Ensure that maintenance requests are handled as quickly, efficiently, and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, notify Community Manager.
· Adhere to company monthly preventive maintenance directives, regarding but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check.
· Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and post map of same and ensure all employees are familiar with posted map.
· Control expenses and purchases and secure approval from Community Manager for expenditures beyond prescribed limits.
· Assist in performing apartment move-in and move-out inspections as directed by Community Manager.
· Make recommendations for contract service and supervise contractors working on the property.
· Know current condition/status of all vacant units.
· Adhere to California’s Injury and Illness Prevention Policy and asbestos and Hazardous Materials Policy. Maintain records and Material Safety Data sheets on all hazardous materials chemicals utilized on site and be sure that employees are familiar with the precautions on the sheets before using them.
· Ensure regular communication made to the Community Manager noting any maintenance problems or life/safety deficiencies.
· Represent QRM and the community you work for in a professional manner. Maintain a positive business-like attitude and neat, clean, dress (including QRM issued work shirt and pants) and appropriate grooming.
· May be assigned to perform maintenance tasks at multiple properties and or re-located at the discretion of the Portfolio Manager, Building Facilities Manager, Director of Property Management, and/or Chief Financial Officer.
REQUIREMENTS AND QUALIFICATIONS:
Maintenance skills are required as appropriate to the diverse needs and many aspects of maintaining an income producing investment property. It requires prior experience in the maintenance of multi-family buildings, a high degree of attention to detail organizational ability and prudent decision-making skills. The position requires an individual with good interpersonal skills who can serve residents and work with supervisors, colleagues, vendors, contractors, and employees. Good communication skills are essential for interacting with residents and interfacing with supervisors and site staff. The individual needs to be energetic, outgoing, and self-motivated with a high level of personal integrity and good common sense. The individual must have reliable transportation available and have a valid California driver’s license and automobile insurance as travel to suppliers and monthly staff meetings is required. Good mobility and vigor are required as many properties are large, are located on grades and have extensive stairs. Bending, stooping, squatting, crawling, and climbing are frequent activities. Lifting and carrying of bulky or heavy items may be required. The individual must buy and maintain a basic hand tool inventory (list attached). Extensive maintenance knowledge is imperative, along with the capability to assess health and safety requirements.
