Property Manager Job Responsibilities:
- Maintains occupancy by advertising, filling vacancies and renewing leases
- Establishes rental rate by surveying local market comps.
- Attracts residents by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
- Maintains satisfactory occupancy and a proactive approach to increasing rent growth.
- Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
- Maintains property by investigating and resolving resident concerns, enforcing the lease, inspecting vacant units and completing repairs, planning renovations, and managing contract vendor performance.
- Maintains building, apartments, and mechanical systems with maintenance team through pro-active preventive maintenance, planning and contracting vendors as necessary including supervising repairs.
- Establishes clear objectives for the community to meet established budgets and ownership objectives.
- Responds to emergencies
- Enforces occupancy policies and procedures by proactively addressing concerns.
- Prepares weekly ownership reports by collecting, analyzing, and summarizing data and trends.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
- Effectively manages team for maximum performance.
Property Manager Qualifications / Skills:

Education, Experience, and Licensing Requirements:
- High school diploma, GED, or equivalent
- Bachelor’s degree or equivalent experience preferred
- 3-5 years’ experience in real estate or sales
- 1-3 years’ management experience a plus
- Experience with software such as Yardi, Real Page, etc...
