Job Summary:
The Assistant Project Manager (APM) assists the Project Manager in delivering an exceptional quality of service to the client. The APM contribution to quality of service is measured using metrics for timeliness, accuracy, completeness and management of documents, costs, schedules and payments.
ESSENTIAL DUTIES AND RESPONSIBILITIES - Other duties may be assigned.
- Coordinate with Pre-Construction for the development of accurate, complete and coordinated subcontractor and vendor scope descriptions
- Procurement of all labor and materials within the 45 day time limit and in accordance with the needs of the project schedule
- Collaborate with 3rd party scheduling consultant, PM and Superintendent for periodic schedule updates
- Coordinate with Superintendent and management of material supplies to the project in accordance with the project schedule
- Assist the PM and Superintendent coordinate with local and governmental authorities and inspection agencies
- Assist PM in provision of accurate, and timely project cost forecasts or projections
- Management of change management process including client and commitment changes
- Coordination and management of subcontractor communication related to contractual performance, payment, scope coordination, and issues
- Coordination with Superintendent on procurement, coordination and installation of all site utilities
- Perform and manage all document control functions including (but not limited to) submittals, meeting minutes, requests for documentation, O&M manuals, close out documents, transmittals, record drawings, as built drawings, change requests, inspection reports, permits, and engineering reporting
- Manage payment application process for subcontractors and vendors. This includes helping subcontractors and vendors set up their schedule of values, identifying and inspecting supporting documentation, reviewing draw requests for accuracy, coordinating with accounting for timely payment of subcontractors
- Assist in development of client payment application. This includes collecting progress information, confirming amounts billed for each trade are sufficient to cover costs, collection of necessary supporting documentation, and management of information on the ProCore system
- Assist the PM with document control on multiple projects when necessary
- Training and mentoring of Project Engineers
- Monitor compliance of work in place with contract documents by performing periodic field inspections and noting deficiencies to the Superintendent
EDUCATION or EXPERIENCE
Construction Management degree (B. 5.), Engineering, or Architectural degree from a four-year college or university or over 5 years of relative experience in multifamily and commercial construction and a related BS degree.
CERTIFICATIONS AND LICENSES
- OSHA 30 certified
- LEED Green Associate certification (preferred)
- Valid driver's license and safe driving record
TECHNOLOGY REQUIREMENTS
- Intermediate level proficiency in MS Word, MS Excel, Power Point & Primavera Suretrack
- Intermediate level proficiency in MS Outlook or equivalent
- Intermediate level proficiency in ProCore application
- Proficiency in use of Smart Phones and Tablets including taking and sending photographs, voice memos, accessing cloud based document storage, communicating via email, adding and managing attachments
LANGUAGE SKILLS: English
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
MATHEMATICAL SKILLS
Ability to work with plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
