Purpose for the Position:
To assist the Director of Engineering in managing the operation and administration of the Maintenance Department.
Essential Responsibilities:
- Manages, develops and maintains an ongoing maintenance operation for the resort, including refrigeration, heating, plumbing, water treatment, preventive maintenance, villas, A/H units, appliances, swimming pools, lighting, kitchen equipment, emergency generators, water softeners, idfs, mdfs, roof exhausts, electrical substations, etc.
- Ensures all projects are completed according to specifications and are completed on time.
- Works closely with the Director of Engineering and Resort Manager to ensure coordination of activities and audits.
- Manages the department inventory and will be responsible for maintaining a department budget and facilitate all purchasing needs.
- Aids and instructs engineers in scheduling work, ordering material, and completing assignments by a specified date.
- Meets with architects to discuss blueprints, contacts contractors to submit bids for new construction, and meets with the executive team to discuss different phases of work.
- Studies work schedules and estimates worker-hour requirements for completion of job assignment.
- Interprets specifications, job orders, and company policies to workers and enforces safety regulations.
- Establishes or adjust work procedures to meet production schedules, recommends measures to improve production.
- Analyzes and resolves work problems or assists workers in solving work problems.
- Initiates or suggest plans to motivate workers.
- Practice safe work habits and ensure safe work practices to avoid injury to self and others.
- Maintains time and production records.
- May estimate, requisition, and inspect materials.
- May confer with other supervisors to coordinate activities or individual departments.
- All other duties as assigned by any executive of the company.

- Regular attendance in conformance with the standards, which may be established from time to time, is essential to the successful performance of this position. Employees with irregular attendance will be subject to disciplinary action, up to and including termination of employment.
- Due to the cyclical nature of the hospitality industry, employees may be required to work varying schedules to reflect the business needs of the resort. In addition, attendance at all scheduled training sessions and meetings is required.
- Upon employment, all employees are required to fully comply with Azul Hawaii Resorts rules and regulations for the safe and effective operation of the resorts facilities. Employees who violate resort rules and regulations will be subject to disciplinary action, up to and including termination of employment.
Physical Demands:
- Exerting up to 20 50 pounds of force occasionally. Stands/walks approximately 75% of shift. Sits at desk or in meetings approximately 25% of shift. Strength, flexibility, and good reflexes required to operate power-driven machinery.
- Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.
- Must be able to exert well-paced ability to reach other departments of the resort on a timely basis.
- Talking and hearing occur continuously in the process of communicating with guests, supervisors and other employees.
- Requires manual dexterity to use and operate all necessary equipment.
- Must be able to exert well-paced ability in limited space.
Environmental Conditions: Both: Inside and Outside: A job is considered both if the activities occur inside or outside in approximately equal amounts. Noise and Vibration: Sufficient noise, either constant or intermittent, to cause marked distraction or possible injury to the sense of hearing, and / or sufficient vibration (production of an oscillating movement or strain on the body or its extremities from repeated motion or shock) to cause bodily harm if endured day after day.
QUALIFICATION STANDARDS
Education
Must have minimum two years post High School education, preferably in related area of studies, or equivalent work experience. English fluency required.
Licenses or certifications
Valid Hawaii drivers license required. Proof of personal automobile insurance coverage required.
Experience
Previous management experience required
Purchasing and finance experience required
3 5 years prior Engineering experience preferred.
Hospitality Industry preferred

Regular attendance in conformance with the standards, which may be established by Azul Hawaii Resorts Koloa, LLC, from time to time, is essential to the successful performance of this position. Staff with irregular attendance / tardiness will be subject to disciplinary action, up to and including termination of employment. Upon employment, all staff is required to fully comply with Azul Hawaii Resorts Koloa, LLC rules and regulations for the safe and effective operation of the hotels facilities. Staff members who violate hotel rules and regulations will be subject to disciplinary action, up to and including termination of employment.
