ESSENTIAL JOB FUNCTIONS

  • Conducts field inspections of residential and commercial properties to include, but not limited to, foundations, framing, mechanical, plumbing, electrical and power, gas safety, accessories and structures, pool installations and courtesy inspections.
  • Review’s construction plans to ensure compliance with codes.
  • Interprets codes to resolve inspector/builder conflicts.
  • Creates standardized inspection procedures for field inspections.
  • Processes and monitors plan reviews and permit applications for all construction in the city.
  • Schedules and conducts pre-job conferences with builders and contractors.
  • Provides code requirements to architects, engineers and building owners.
  • Conducts commercial and residential field inspections.
  • Maintains files on all open active cases.
  • Creates and maintains computer data and hard copies of all finished permits.
  • Processes and stores plans and inspection logs of all finished projects.
  • Serves as back up to co-workers.
  • Performs other duties as assigned.

MINIMUM REQUIREMENTS

  • High School Diploma or GED. Some college or trade school preferred.
  • Five (5) years of work experience in building inspection, construction, or specialty trade.
  • Any combination of education and experience totaling five (5) years is acceptable.
  • Valid South Carolina Driver’s License.
  • Completion of certifications required for a Combined Inspector I position which includes:
  • B1 Residential Building Inspector
  • E1 Residential Electrical Inspector
  • M1 Residential Mechanical Inspector
  • P1 Residential Plumbing Inspector
  • Plus, completion of a minimum of two of the following certifications and the ability to pursue remaining certifications not yet obtained:
  • B2 Commercial Building Inspector
  • E2 Commercial Electrical Inspector
  • M2 Commercial Mechanical Inspector
  • P2 Commercial Plumbing Inspector
  • Lack of required certifications may qualify for a Building Inspector I position.

KNOWLEDGE, SKILLS AND ABILITIES

  • Knowledge of Municipal, State and Federal building codes.
  • Knowledge of department policies and procedures.
  • Ability to figure formulas and check calculations.
  • Ability to read and interpret blueprints.
  • Ability to read engineering and truss shop drawings.
  • Ability to maintain good organization.
  • Ability to use computers and various software programs, to include Word and Excel.
  • Ability to communicate effectively both orally and in writing.
  • Ability to use inspection software.
  • Fire Inspector 1 certification is desired

PHYSICAL DEMANDS

The work is medium and requires exerting up to 50 pounds of force occasionally, and up to 30 pounds of force to move objects and the following physical abilities: balancing, climbing, crawling, crouching, feeling, grasping, handling, hearing, kneeling, lifting, mental acuity, pulling, pushing, reaching, repetitive motion, speaking, standing, stooping, talking, visual acuity, and walking.

WORK ENVIRONMENT

The work is typically performed both indoors and outdoors. Employee is exposed to noise, dirt, grease, irritating chemicals, insects and inclement weather when working outdoors. Employee may be exposed to difficult individuals.
