We are seeking an experienced, self-motivated Commercial Property Manager to oversee a diverse portfolio of approximately 30 commercial properties across the Kansas City metro area, with regular travel throughout the state of Kansas. This role is responsible for the day-to-day operations, tenant relations, vendor management, budget oversight, and capital planning for assigned assets. The ideal candidate is a proactive problem solver with excellent organizational and communication skills and a deep understanding of commercial property operations.
Key Responsibilities:
- Manage a portfolio of ~30 commercial properties, including office, retail, and light industrial assets.
- Conduct regular site visits and property inspections across Kansas to ensure proper maintenance and curb appeal.
- Build and maintain strong relationships with tenants to address concerns, coordinate lease compliance, and ensure high tenant satisfaction.
- Negotiate and manage service contracts (landscaping, snow removal, janitorial, HVAC, etc.) and ensure vendors are delivering high-quality service.
- Prepare and manage annual operating budgets, CAM reconciliations, and capital improvement plans.
- Monitor financial performance of properties and work closely with accounting to review monthly reporting, receivables, and payables.
- Oversee capital projects and repairs; obtain competitive bids and manage project timelines and budgets.
- Ensure compliance with all local, state, and federal regulations, including safety and accessibility standards.
- Coordinate leasing efforts in collaboration with brokers and ownership, including showings, renewals, and marketing support.
- Respond to emergency issues and after-hours calls as needed.
Qualifications:
- 5+ years of experience in commercial property management.
- Strong knowledge of lease administration, building systems, and vendor management.
- Demonstrated ability to manage budgets and control operational costs.
- Willingness and ability to travel frequently across the state of Kansas.
- Proficiency in property management software (Yardi, MRI, or similar platforms preferred).
- Excellent interpersonal, negotiation, and organizational skills.
- Bachelor's degree in Business, Real Estate, or related field preferred.
- CPM or RPA designation a plus.
