Position available for a reliable maintenance or facilities person who will be responsible for the ongoing weekly maintenance and upkeep of a self storage properties in the Maxton, NC area.
This person will be responsible for upkeep of the property including grounds maintenance, small repairs if needed, and working with management on weekly and monthly tasks. Individual will also be responsible for coordinating with subcontractors locally on any projects needed that fall outside of the skills or scope of the individual.
The tasks require light mechanical and maintenance skills. While most of the tasks are fairly simple and straight-forward, we're looking for someone who takes pride of ownership in all that they do and is extremely responsible.
Would be perfect for someone who is retired or someone looking to supplement their full-time job or self-employment. Must be located within a 30 minute radius of Maxton, NC.
Part Time: 6-12 hours per month but can vary depending on projects. Day of the week and time is flexible to your schedule, but desire consistency on timing of visits for management purposes. Compensation negotiable based on experience. This is a 1099 position.
Ongoing Monthly Responsibilities:
- Report the need for maintenance repairs and handle minor repairs at the properties as needed
- Coordinate and meet with outside contractors as directed by management
- Respond to maintenance requests from management in a timely manner
- Though very rare, there are occasionally emergent issues that need to be responded to quickly and this individual should be willing to do so on behalf of management.
- Maintain the cleanliness of all property and grounds to a high standard ensuring property is clean and free of trash, debris and weeds.
- Perform monthly lock checks as directed and work with management on over locking of self storage units as needed
- Sweep interior of facilities to ensure all buildings are clean
- Empty Lock Drop Box on property as needed
- Take pictures of facility as needed to send to management for facility audit
- Confirming units are cleaned out once vacated and making sure they are broom swept prior to re-renting.
- Managing all locks on site
- In rare cases, handle the cleanout of abandoned units with or without the assistance of local junk removal companies.
- Interfacing with customers when needed for door repairs or other issues on site
Requirements:
- Must have a smart phone with picture taking and texting capabilities
- Reliable with excellent communication skills and email access
- Willingness to use industry based apps as needed for on-going duties
- Must be very effective in unsupervised work environments
- Pride of ownership in all that they do
- Access to simple hand tools
- Access to a trailer for hauling (desirable but not required)
