Job Description: Lead Project Scheduler - Home Construction (Smartsheet Expert)
We are seeking a highly organized and detail-oriented Lead Project Scheduler with strong Smartsheet expertise and experience in residential construction. This role plays a key part in developing and maintaining project schedules across multiple homebuilding sites—ensuring on-time delivery, smooth coordination between teams, and proactive resolution of scheduling risks.
You’ll work directly with construction managers, development teams, trade partners, and other stakeholders to keep residential construction timelines on track and in compliance with project goals. Your ability to translate field realities into accurate, data-driven schedules will directly impact our ability to deliver quality homes on time and on budget.
Key Responsibilities
- Create and maintain detailed construction schedules for single-family and construction in our portfolio of communities using Smartsheet.
- Collaborate with General Contractors , Foreman, Project Managers and VP of Communities to gather inputs and regularly update project timelines.
- Monitor project progress and identify scheduling risks or delays; proactively develop and communicate recovery plans.
- Generate reports and dashboards to visualize project milestones, critical path items, and upcoming dependencies.
- Support and enforce company-wide scheduling standards, tools, and procedures, with an emphasis on Smartsheet optimization.
- Conduct regular reviews and audits of schedules to ensure they reflect current site conditions and updated assumptions.
- Analyze and consolidate input from subcontractor and supplier schedules to maintain alignment with overall project goals.
- Lead regular schedule review meetings and provide clear, actionable insights for project teams.
- Assist in forecasting resource and trade availability to prevent bottlenecks and delays.
- Track and report on KPIs such as schedule variance, cycle time, and completion forecasts.
Qualifications
- 5–7+ years of project scheduling experience in residential construction (homebuilding preferred).
- Proficient in Smartsheet for schedule creation, reporting, and dashboarding (required).
- Strong knowledge of homebuilding workflows, trade sequencing, and permitting timelines.
- Comfortable working in a fast-paced environment with multiple active construction sites.
- Excellent communication and interpersonal skills to coordinate across field and office teams.
- Strong analytical mindset with the ability to evaluate critical paths and recommend adjustments.
- Detail-oriented with a proactive approach to identifying and solving scheduling conflicts.
- Familiarity with project management tools and construction best practices.
Preferred Experience (Not Required)
- Experience in high-volume or production homebuilding.
- Exposure to additional scheduling platforms like MS Project or Primavera P6.
- Working knowledge of permitting, inspections, and close-out processes for residential builds.
