The Maintenance Helper/Laborer assists the Maintenance Technician and the Property Manager with special projects that may require temporary help. Maintains the building, grounds and outbuildings in a clean and orderly manner.

Essential Functions Statements
- Responsible for the timely completion of all duties assigned.
- Cleans hallways, floors, bathroom, laundry rooms, common areas.
- Assists as needed with make-ready process of vacant apartments which may include painting, removing linoleum or carpet, replacing window coverings, and cleaning units.
- Assists with grounds works if assigned, which may include picking up trash, sweeping curb and dumpster areas and maintain landscaping through mowing lawn and/or snow removal, and spray/pull weeds
- Assist in minor carpentry and repair work if requested
- Assist in the upkeep and maintenance of the property grounds if requested
- Responsible for alerting Community Manager of any unusual occurrence and/or damage that have taken place or that may occur
- Maintain a professional courteous manner with all residents, vendors, contractors and fellow employees
- Assure safety standards are used which comply with all company, local, city, state and federal guidelines
- Ensure compliance of all work related activities in a fair, ethical and consistent manner
- Ability to exert 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly
- Responds to emergencies or after-hours calls on occasion
- Special projects and other responsibilities may be determined
