Part-Time Property Maintenance Technician – Lake City, FL
We’re hiring a dependable and experienced Maintenance Handyman to support property upkeep in Lake City, FL. This part-time, onsite role is perfect for someone who enjoys hands-on repair work and maintaining a well-functioning environment.
What you’ll do:
- Conduct routine maintenance and general repairs
- Address basic plumbing, painting, flooring, HVAC, and minor electrical issues
- Keep the property in top condition — clean, operational, and visually well-kept
Who you are:
You’re a practical problem-solver with a strong foundation in maintenance tasks. A background in property care or a similar trade is a strong plus.
Compensation:$14 - $20 hourly
Responsibilities:- Expect 15 to 20 hours a week
- Work alongside the Onsite Property Manager
- Make sure the tenants are safe and happy in their place
- Perform minor and major repairs on the property
- Replaces broken windows; repairs doors, door locks, and closets; installs window blinds
- Completes daily, weekly, and monthly checklists on property equipment maintenance procedures and maintains records of scheduled maintenance procedures
- Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment
- Installs electrical wiring and equipment; new electrical services, wiring during remodeling projects; replaces and repairs wiring as needed
- Responds to emergency maintenance requests as required
- Assists with the renovation/remodeling of the units; repairs plaster and drywall; paints property structures, and installs flooring
- Obtain quotes for supplies and repair parts; order parts as needed
- Violations, rent increase notices, inspection notices, etc.
- Ensure timely vacancy turnaround
- Ensure consistent quality, curb appeal, lawn care, asset preservation, and risk management according to company standards
- 1 year of responsible experience in property maintenance and repair, or an acceptable equivalent combination of education and experience
- Good abilities in the use of hand and power tools
- Ability to read and comprehend simple instructions, short correspondence, and emails
- High school diploma or general education degree (GED)
- You must also possess manual dexterity and physical stamina
