The Project Controls Specialist is primarily responsible for the proper setup, population, and maintenance of cost control systems necessary to monitor, control, and report on project performance, data gathering and analysis of project KPI's. They are also responsible for working with, and synthesizing information from, multiple Operations and Preconstruction departments over the life of any given project.
Essential Functions:
- Be the trusted project controls advisor for the Project Management Office (Project Director, Project Manager, and Project Engineer) as it pertains to their assigned project(s)
- Assist in conformation of the estimate file to project schedule and cost management systems at various project stages and levels of detail
- Perform weekly and monthly cost and productivity forecast exercises
- Perform continuous cost performance monitoring and reporting on active projects
- Perform forward-looking analysis on the project including accurate Estimate-at-Completion (EAC) utilizing multiple forecasting methods for Estimate-to-Complete (ETC)
- Perform KPI trend analyses to support Project Management strategic decision-making
- Effectively communicate and report current status of projects in relation to the project performance baseline, reasons for deviation, and recommend corrective action plans
- Interface with company business systems (Vista Viewpoint, ProCore, MS SharePoint, and B2W Estimate/Track)
- Ensure compliance to established project controls standards; including phase codes, budgets, quantity management, claiming schemes, and cost forecasting
- Support Project Managers in managing procurement actions (i.e. subcontract and material contract accruals)
- Have a strong understanding of project scope, especially as it pertains to tracking quantities and reporting on progress for both internal and third-party construction activities
- Become thoroughly knowledgeable with the project's prime contract documents, payment terms, change management terms, drawings, specifications, and scope of work
- Support document control processes
- Support the change management process, communicating regularly with internal and external partners to identify and track issues, potential change orders, and executed change orders
- Assist the Project Controls Managers and Director on continuous process improvement of Project Controls processes, tools, and reports

Minimum Requirements:
- Bachelor's Degree* in a quantitative field (e.g. Accounting/Finance, Business, Economics, Construction Science, or equivalent)
- Minimum of 3 years of project controls experience in lieu of a Bachelor's Degree
- Basic data analytics and manipulation understanding
- Intermediate to Advanced proficiency with Microsoft Office products
- Basic understanding of project budgeting and cost forecasting
Preferred Requirements:
- Foundational understanding of cost control and scheduling principles
- Understanding of Earned Value Management
- Experience with dashboarding tools like PowerBI
- Experience with scheduling software like Primavera P6
