The Project Specialist is responsible for the management of various annual projects ranging from $1K to $1M in scope.
ESSENTIAL FUNCTIONS & RESPONSIBILITIES:
- Assess facility conditions
- Assist with capital improvement plan (CIP) budgets and recommending priority
- Develop and manage Request for Proposal (RFP) documents
- Develop scope of work
- Advertise projects publicly to be bid aligned to clients bidding and procurement procedures
- Perform contractor bid walk throughs
- Respond and document communications, request for information, and develop addendum resulting from the bid process.
- Perform reference checks and other due diligence in contractor selection
- Summarize bid responses and recommend for contract selection to Facilities Director and Business Administrator
- Perform contract administration duties including verifying certificates of insurance
- Schedule work to least impact operations with internal customers as well as contractor(s)
- Ensure contractor is aware of all internal policies, emergency procedures, and safe work practices
- Perform regular job meetings
- Inspect quality of work as compared to contractual obligations
- Approve and submit invoices for contractor payment according to contract terms and conditions
- Manage punchlist and warranty issues that may arise after project close out
- Maintains effective ongoing customer, contractor, and community relations
- Other tasks as assigned by the Property Manager and Client
REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):
- Five years construction supervision or project management experience preferred
- Current knowledge of procedures and practices
- Excellent verbal and written communication skills
- Demonstrates experience with MS Office (excel, word, etc…)
- The ability to interact effectively at all levels
- Four year degree preferred or relevant licenses/certifications.
- The willingness to perform all assigned tasks within their ability.
