Property Manager

Capital Bridge Partners, Inc. is seeking a dedicated Property Manager to oversee the daily operations and long-term maintenance of our residential and commercial properties. The ideal candidate will demonstrate strong leadership, excellent organizational skills, and a proactive, service-oriented approach. This position requires balancing tenant relations, property upkeep, financial performance, and compliance to ensure a high level of satisfaction for both tenants and ownership.
Key responsibilities include:
Tenant Relations & Retention – Serve as the primary contact for tenants, address inquiries and concerns promptly, conduct move-in/move-out inspections, and manage security deposit reconciliation. Maintain regular communication, resolve conflicts, and implement strategies to encourage long-term tenancy.
Property Maintenance & Upkeep – Schedule and coordinate repairs, renovations, and routine maintenance. Conduct weekly property inspections and manage preventative maintenance programs. Oversee vendor relationships, negotiate service contracts, and ensure timely completion of work.
Leasing & Vacancy Management – Handle the entire leasing process including advertising vacancies, conducting property showings, screening applicants, and executing lease agreements. Develop marketing strategies to maximize occupancy and minimize vacancies while ensuring legal compliance.
Financial & Administrative Oversight – Work with the senior accountant to collect rent, manage delinquencies and collections, and generate financial performance reports. Assist in preparing annual budgets and maintain accurate property records such as leases, insurance, and maintenance logs.
Compliance & Legal – Ensure all operations are compliant with local, state, and federal laws including fair housing and landlord-tenant regulations. Handle legal matters such as evictions and lease violations, working with legal counsel when needed.
Qualifications:
- Bachelor’s degree in business, real estate, property management, or related field preferred
- Minimum of 1 year of property management experience preferred
- Proficient in property management software, Microsoft Excel, and Office Suite
- Strong understanding of landlord-tenant laws and property compliance standards preferred
- Excellent communication, negotiation, and leadership skills
- Ability to manage multiple properties with strong attention to detail
Compensation & Benefits:
- Salary range: $60,000 – $95,000 (based on experience)
- Discounted rate for an on-site unit (1/3 off market rate)
