Job Title: Renewal Specialist
Work mode: Onsite in Charleston, SC
Primary Responsibilities: The Renewal Specialist is primarily responsible for negotiating and closing lease renewals with current residents in the assigned Market. This position provides superior customer service to residents during the leasing renewal process and is responsible for maintaining renewal-related metrics as assigned by the Renewal Manager. Review all documents pertaining to lease renewal process for accuracy before executing into property management system. The Renewal Specialist will focus on increase occupancy retention rate to maintain resident occupancy and retention goals.
Skills & Competencies:
· Associate degree in Business, preferred or equivalent work experience
· 2 years’ experience in multi-family or single family rental,
· Leasing / Renewals experience, preferred
· Knowledge of fair housing and local real estate laws, where applicable.
· Intermediate knowledge of Word, Excel, and PowerPoint; advanced preferred
· Working knowledge of MRI, Yardi, and/or Onesite
· Demonstrated strong written and verbal communication skills
· Demonstrated customer service skills in fast-paced environment
· Detail oriented, with the ability to produce high-quality work in a deadline-oriented environment and an ability to multi- task
· Ability to prove critical thinking and problem-solving concepts
· Ability to thrive in a high volume, data entry, and processing work environment, where applicable
· Experience working in a work schedule environment, including in-office operation, weekends and holidays, based on business need.
· Reliable transportation to meet schedule work environment
Essential Job Functions:
· Process lease renewals for all Maymont Homes by following our renewal policy and increasing occupancy retention rate
· Ensure all lease renewal paperwork is complete & correct before uploading into property management system and send Renewal Manager email to accept renewal.
· Effectively communicates the lease renewal process, month to month, and lease renewal status with current residents.
· Strong understanding of Maymont Homes lease agreements and can accurately explain them to existing residents in a user- friendly manner.
· Follow up with residents regarding renewals/move out documents.
· Track paperwork and policy errors for continued analytics.
· Spot-check personal completed work for accuracy.
· Execute renewal leases through DocuSign.
· Builds rapport with current residents and manages all communication flow related to lease renewals.
· Meets and/or exceeds daily, weekly, and monthly renewal performance and measures
· Understands customer needs and requirements.
· Outbound contact to residents during a renewal to discuss their offer and walk-thru signing a renewal lease.
· Adhere to all local, state, and federal laws, including all laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other applicable laws pertaining to property management or residential leasing.
· Resident Lease Termination/Accepting Notices to Vacate from residents to include processing lease status changes (MTM/NTV)
· Understanding the reasons for resident move-out and how the company can respond to curb potential negative occupancy trends.
· Provides Support to the Renewal Administrative Assistant.
· Follow up with resident regarding renewing.
· Conduct yourself in courteous and professional manner at all times.
· Other duties, as assigned by supervisor or leadership team.

· Answer at least 75% of incoming call volume.
