General Description
The Service Technician position plays a vital role in assisting the Service Manager with the maintenance operations of Neighborly Communities’ properties. This role ensures that all maintenance tasks, unit make-ready turns, property improvements, and resident services are carried out to the highest standards. The Service Technician addresses maintenance-related issues with a positive attitude, supports the maintenance team with daily tasks, and ensures compliance with safety regulations and legal standards.

Essential Duties and Responsibilities

- Manage maintenance operations for Neighborly Communities Properties in compliance with state and federal laws, Fair Housing regulations, landlord-tenant laws, and OSHA standards.
- Assist the Service Manager with the apartment make-ready process, including conducting pre- and final move-out inspections, overseeing maintenance repairs, coordinating painting, and scheduling vendor services.
- Help maintain the grounds and amenities to meet the properties' standards.
- Complete various assigned tasks such as unit turnovers, grounds cleanup, grounds inspections, work orders, and, if applicable, swimming pool maintenance.
- Possess in-depth knowledge of all Fair Housing regulations.
- Provide exceptional customer service to residents, striving to exceed maintenance expectations.
- Maintain regular and reliable on-site or in-office attendance in accordance with the attendance policy outlined in the personnel manual.
- Schedule and conduct monthly, biannual, and annual inspections, which may include apartment inspections, backflow testing, safety inspections (lighting, etc.), fire extinguishers, and fire suppression systems.
- Ensure the cleanliness, safety, and OSHA compliance of the shop and equipment.
- Maintain a professional appearance by wearing Neighborly Communities logoed apparel and displaying your issued Neighborly Communities badge.
- Occasionally assist with the after-hours emergency on-call rotation, being available on weekends and after hours.
- Show consistent self-accountability by scheduling, preparing for, and conducting a monthly 3A+ SAM with your supervisor, and reporting the outcomes of these meetings to Human Resources.
- Attend Safety Meetings If assigned.
- Maintain expert-level knowledge of all property maintenance platforms, including but not limited to Leonardo, SharePoint, and ResMan.
- Embrace the principles of the Outward Mindset.
- Complete all required training through GraceHill and any other assigned courses or seminars, including Outward Mindset Gatherings, Outward Performance, and other related trainings.
- Perform any other related duties as assigned by management.
Required Knowledge, Skills, and Abilities
- Proficient in the Microsoft Office Suite.
- Possess strong communication, organizational, and time management skills.
- Capable of maintaining confidentiality and handling sensitive information with discretion.
- Demonstrates clear and professional communication both verbally and in writing.
- Able to balance team and individual responsibilities effectively.
- Works well independently and as part of a team.
- Skilled at managing multiple competing priorities and deadlines while maintaining a strong attention to detail.
- Strong organizational and time management skills, coupled with effective communication abilities.
- Familiar with Fair Housing Guidelines.
- Motivated to respond promptly to the needs and requests of the Community Manager.
- Enjoys interacting with others, putting a premium on Outward Mindset concepts
Education and Experience
- High school diploma or equivalent.
- At least one (1) year of maintenance repair experience.

- Frequently exposed to outside weather conditions.
- Occasionally exposed to bloodborne and airborne pathogens or infectious materials.
- While performing the duties of this job, the noise level in the work environment is usually moderate.
- The employee must occasionally lift and/or move up to 50 pounds.
- Specific vision abilities required by this job include close vision; distance vision; color vision; peripheral vision; depth perception and ability to adjust focus.
