Successful and growing Dunkin’ franchise is seeking a Construction Project Manager to oversee new builds and remodels in greater Greensboro market.

Salary range $125k - 160k Experience Driven

Three weeks paid Vacation

Job Duties:

· Work closely with Senior Management in remodeling current locations including retrofitting existing buildings and up-fitting.

· Communicate directly with Landlords, Architects, Civil Engineers, Dunkin Brand Corporate Officials, Franchisee Management & Operational Team, Subcontractors, General Contractors, Suppliers, City Officials and Accounting Personnel.

· Evaluate sites for compatibility with Dunkin Designs for site design and building/store interior design. Consult with Dunkin Brand Construction Managers for design approval by the Brand.

· Develop construction budgets and schedules.

· Work with Architects and Engineers to develop plans for projects.

· Solicit bids from multiple subcontractors, coordinate bidders list, select best qualified subs for a specific project and coordinate document preparation with office staff.

· Submit building permits and site plans approvals as required.

· Oversee ordering and installation of store equipment which includes POS systems, digital menu boards, camera systems, timer systems, drive thru equipment and store kitchen equipment.

· Thoroughly review and approve invoices and pay applications.

· Ensure that Landlord’s GC has completed site work and building exteriors in accordance with their approved shell and site drawings, Dunkin’s requirements, and franchisee’s standards.

· Prepare punch list for landlord’s and their GCs when necessary.

· Consult with Director of Construction on any project issues.

· Keep daily reports notating construction progress and activities, along with daily photos of job progress and or job issues.

· Position requires local travel to jobsites on a daily, weekly, or as needed basis to verify all construction work, deliveries, equipment installs, etc. Nights may be required.

Job Qualifications:

· Must have commercial experience. Experience in QSR or restaurant development and construction is preferred.

· Ability to work independently and remotely (there is no central office for this position).

· Proficiency in Microsoft Office Suite (Word, Excel, Outlook, etc.)

· Must be able to read and interpret construction blueprints, specifications, and other construction documents as well as be familiar with AIA documentation.

· Must have a valid driver’s license.
