Summary:
Assist the Transmission Permitting and Land Rights department in acquiring governmental approvals and land rights necessary for the construction, operation and maintenance of Great River Energy’s (GRE’s) transmission system. Enforce and maintain the rights granted to GRE through existing easements and agreements.
Total Rewards:
A typical starting range for this position is $92,000 - $126,000 + annually. Responsibilities: Job responsibilities include, but are not limited to:
· Support the Transmission Permitting and Land Rights department in acquiring governmental approvals, permits, and land rights needed for the construction, operation and maintenance of GRE’s transmission system.
· Contact landowners, governmental agencies and other appropriate agencies and entities to acquire necessary land-rights, including but not limited to easement, permits and other related agreements.
· Main point of contact responsible for transmission line project communication with landowners, state and local governments, and other stakeholders for facility relocation projects.
· Primary point of contact for processing applications for transmission line relocations as requested by counties, townships, cities, private developer's, landowners, or other stakeholders.
· Land rights point of contact for all right-of-way encroachment and clearance violations.
- Representative to establish and maintain the encroachment application process and standards.
Qualifications:
· Bachelor’s degree in real estate or related field AND
· 2 + years of right-of-way or real estate experience preferred
OR
· Two-year technical degree in engineering, civil technology or survey AND
· 3 years of right-of-way or real estate experience.
· A real estate license or in the process of obtaining a license is preferred.
· International Right-Away-Association (IRWA) Certification or currently working towards certification strongly preferred.
- Knowledge and experience in all facets of title, land acquisition including easements, fee acquisition, leases, permits, etc.
- Knowledge of real estate law, governmental policies, land use planning and eminent domain is required.
- Knowledge of transmission design and construction procedures as well as ability to interpret engineering drawings.
- Knowledge and basic understanding of EMF issues.
- Ability to interpret engineering drawings.
- Ability to make group presentations and professionally represent GRE at various land use hearings.
- Ability to effectively communicate via the telephone.
- Skill in conflict resolution including the ability to address difference of opinions or facts and use of the most appropriate method to reach an effective solution.
- Ability to utilize strong negotiation skills.
- Ability to work effectively with a broad spectrum of public agencies.
- Ability to effectively manage situations with controversial circumstances.
- Ability to make effective and timely decisions.
- Ability to work in a well-organized, self-directed manner.
