POSITION SUMMARY:

  • Respond to all prospect calls, walk in visits, and internet inquiries in a professional manner.
  • Present all aspects of the apartment community in a positive light in order to persuade prospects to lease apartments.
  • Maintain and follow up with welcome cards and all leasing / application paper work and computer entries in an accurate and timely manner.
  • Complete all necessary rental applications and paperwork to gain approval.
  • After substantial leasing is completed, the Lease-Up Leasing Consultant would move on to the next project.

ESSENTIAL FUNCTIONS:

Contact with potential residents:

  • Answer phones promptly and professionally in a friendly, helpful and knowledgeable manner.
  • Pre-qualify all prospects, set appointments and/or mail brochures, fax or e-mail information.
  • Follow-up with prospects per policy as outlined in the OPPM.
  • Respond to all internet inquiries within 3 hours.

Marketing Activities:

  • Open model / show units daily, walk tour route, and amenities. Turn on lights, replace missing or burned out bulbs. Address and complete any light cleaning needs and report any additional cleaning or maintenance problems to the Community Manager.
  • Be familiar with all aspects of the property including but not limited to: your immediate competition, area schools, hospitals, banks, shopping, transportation, and location specific amenities.
  • Update the Comparative Market Survey monthly and provide to the Community Manager according to Dominium’s Operations Policy and Procedure Manual (OPPM).
  • Guest cards must be filled out completely. Review completed guest card with prospect and fill in any missing information. Record summary notes including the consultant’s name and any follow up notes on the back of the card. Enter information in Yardi.
  • Record your own individual phone, walk in, and internet traffic in Yardi.
  • Take part in off-site marketing assignments and additional activities that generate traffic for the site such as corporate, community, and political outreach.

Show / Lease Apartments:

  • Obtain identification from all touring prospects as outlined in Dominium’s Operations Policy and Procedure Manual (OPPM) prior to touring the property.
  • Show the prospect all amenities of the property when touring. Describe in detail the features and benefits of each.
  • Follow resident selection criteria as outlined in Dominium Operations Policy and Procedure Manual (OPPM). Never imply approval until all qualifying reports have been received.
  • Once a prospect becomes an applicant, collect application fees and deposits and process according to Dominium’s Operations Policy and Procedure Manual (OPPM).
  • Submit rental applications at the time deposit is taken. Have all reviewed by appropriate manager(s) and contact client with decision.

Other duties as assigned:

  • Travel as determined by Senior Management based on the needs of each property.
  • Responsible for keeping all marketing and leasing forms and materials in stock.
  • Timely and regular attendance.
  • Other duties may be assigned as needed by the manager.
  • Professional appearance and attitude required at all times.
  • A digital maintenance device will be provided. Train and require all site personnel to use/perform work orders, inspections, and other tasks digitally. Monthly unit and property inspections are required to be completed digitally. Proper care of the device is expected.

QUALIFICATIONS:

Education and/or experience

  • High School or equivalent education. Sales and / or other customer service experience preferred.

Language Skills

  • Good verbal and written communication skills. Ability to communicate in English both orally and in writing.
  • Well-developed people skills. An ability to work with a variety of personalities and situations in a friendly outgoing and professional manner.

Mathematical Skills

  • Basic math skills for calculating rent payments, deposits, application fees, pet fees, interest, etc.

Computer Skills

  • Must be familiar with computers and computer programs such as Word, Excel, etc. (Microsoft Office and Yardi preferred)

Reasoning Ability

  • Ability to focus on established goals and sales requirements.

Other

  • May require a valid driver’s license, ability to drive a motor vehicle, mini-truck, under-speed vehicles (USV) and utility vehicles (UTV) and auto insurance depending on the property as determined by senior management depending on property layout and location.
