Job Summary:
We are seeking a highly skilled and motivated Project Manager to lead the planning, execution, and delivery of residential home construction projects. The ideal candidate will oversee all phases of the construction process, from initial takeoffs to final walkthroughs, ensuring projects are completed on time, within budget, and to exceptional quality standards. This role demands strong leadership, meticulous attention to detail, and expertise in residential construction processes, including material takeoffs. The Project Manager will act as the central point of coordination for subcontractors and internal teams, driving project success while maintaining safety, compliance, and quality.Key Responsibilities:
- Material Takeoffs and Estimating: Perform detailed material takeoffs to quantify required materials, labor, and equipment. Review architectural plans and specifications to ensure precise calculations.
- Project Planning and Scheduling: Develop and manage comprehensive project plans, including detailed schedules and resource allocations, using industry-standard tools to ensure timely and efficient project execution.
- Team Leadership and Coordination: Direct and supervise subcontractors, suppliers, and on-site crews, fostering collaboration and ensuring alignment with project goals.
- Budget and Cost Management: Oversee project finances, including cost tracking, approving expenditures, and negotiating contracts to maintain profitability while adhering to budget constraints.
- Quality Assurance: Conduct regular site inspections to ensure all work meets design specifications, building codes, safety standards, and client expectations, addressing deficiencies promptly.
- Inspections and Regulatory Compliance: Schedule inspections and ensure compliance with local, state, and federal regulations, including zoning, environmental, and safety requirements.
- Risk Management and Problem Solving: Identify potential risks, such as delays or cost overruns, and implement proactive solutions to mitigate issues and keep projects on track.
- Change Order Management: Evaluate and process change orders, ensuring proper documentation, client approval, and integration into project scope and budget.
- Documentation and Reporting: Maintain thorough project records, including contracts, takeoffs, progress reports, and as-built drawings, ensuring accurate and accessible documentation for stakeholders.
- Housekeeping: Ensure work sites are kept clean and safe
- Post-Construction Activities: Coordinate final inspections, manage punch lists, and ensure a smooth handover to clients, including warranty documentation and follow-up support.
Job Type: Full-time
Pay: $65,000.00 - $100,000.00 per year
