PROJECT MANAGER III

Are you a seasoned project manager who thrives on owning complex projects and mentoring others? J2 Building Consultants is looking for a Project Manager III to join our team and lead large-scale building envelope consulting projects from start to finish.

This role is more than just overseeing scopes and schedules — it’s about technical depth, leadership, and being the calm in the storm. You’ll guide project teams, communicate directly with clients, troubleshoot building envelope issues, and support junior staff in leveling up. We’re a tight-knit consulting team that values expertise, efficiency, and follow-through. If you enjoy being the person others count on — and know how to balance technical work with team mentorship — we’d love to hear from you!

WHAT YOU'LL DO

Run High-Stakes Projects
Lead complex building envelope projects (think roofing, waterproofing, cladding, and more) from kickoff to closeout, ensuring quality, timelines, and budget stay on track.

Lead a Team
Mentor junior PMs and engineers while keeping cross-functional teams aligned and focused.

Be the Client’s Go-To
Act as the main point of contact on your projects — communicating progress, resolving concerns, and keeping relationships strong.

Keep Financials Sharp
Manage project budgets, approve invoices, and work with internal teams to maintain profitability.

Solve Real Problems
Navigate the unexpected — building challenges, site conditions, client needs — with practical solutions and good judgment.

If this sounds like you, here's a deeper dive the role:

JOB DESCRIPTION

  • Project Leadership & Execution:
    • Lead and manage the full lifecycle of large-scale building envelope consultation projects, ensuring that projects are completed on time, within scope, and on budget.
    • Develop comprehensive project plans, including detailed schedules, budgets, resource allocations, risk management strategies, and quality control processes.
    • Coordinate with clients, contractors, architects, and internal teams to ensure alignment and successful execution of project deliverables.
    • Oversee technical assessments, design reviews, and compliance with relevant building codes and industry standards.
  • Team Management & Mentorship:
    • Supervise and mentor a team of junior project managers, engineers, and technical staff, providing guidance and professional development opportunities.
    • Foster a collaborative and results-driven team environment, ensuring effective communication and accountability across all levels.
    • Conduct regular performance evaluations and offer constructive feedback to help team members meet their professional development goals.
    • Delegate responsibilities appropriately while maintaining overall control of project success metrics.
  • Client Relationship Management:
    • Serve as the primary point of contact for high-level client engagements, ensuring client satisfaction and timely resolution of any issues or concerns.
    • Build and maintain strong, long-term relationships with clients, key stakeholders, and partners, acting as a trusted advisor on building envelope solutions.
    • Facilitate stakeholder meetings and presentations, providing regular project updates, risk assessments, and proposed solutions for any scope changes.
  • Financial Management:
    • Manage project budgets, ensuring that all financial targets are met and that expenditures are within approved limits.
    • Conduct regular financial reviews to ensure profitability and identify cost-saving opportunities.
    • Ensure accurate project invoicing and timely billing to clients, coordinating with the finance team to manage project financials.
    • Identify and address budget variances and resource allocation challenges.
  • Risk Management & Problem Solving:
    • Anticipate and proactively manage project risks, including technical, financial, and logistical issues, ensuring mitigation strategies are in place.
    • Lead troubleshooting efforts for technical issues related to building envelope components (roofing, waterproofing, cladding, insulation, etc.), making informed decision to minimize impact on project schedules and quality.
    • Resolve escalated project challenges swiftly, maintaining project momentum and ensuring minimal disruption.
  • Quality Assurance & Safety:
    • Implement and maintain rigorous quality assurance processes to ensure all project deliverables meet or exceed industry standards and client expectations.
    • Ensure that all project activities comply with local, state, and national building codes and safety regulations.
    • Conduct site inspections and oversee quality control efforts throughout the project lifecycle, ensuring consistent application of standards and practices.

What We’re Looking For:

✔ Minimum 5–7+ years of project management experience in the construction industry
✔ Deep knowledge of building envelope systems
✔ Prior experience in construction consulting or technical architecture/engineering
✔ Strong client communication and mentoring skills
✔ Comfortable managing budgets and timelines
✔ Proficiency in tools like BQE and HubSpot
✔ Bachelor’s degree in Engineering, Architecture, or Construction Management (preferred)

Working Conditions & Physical Requirements

This role is based in a professional office environment, but you won’t be chained to a desk. Project Managers at J2 regularly visit job sites — it’s part of what keeps the work interesting.

You should be comfortable with:

  • Traveling locally or regionally to job sites
  • Performing site inspections in all types of weather — our work doesn’t stop for rain or sun
  • Navigating roofs, scaffolding, or elevated areas — yes, that may include climbing a ladder
  • Occasionally entering tight or confined areas like crawlspaces or attics
  • Lifting up to 50 lbs when needed (equipment, ladders, etc.)
  • Sitting at a desk and working on a computer when you’re not in the field
  • Using office equipment — computers, printers, phones, and project management software

If you enjoy mixing field work with office time and being hands-on with the projects you lead, this role offers the best of both worlds.

What You’ll Get:

  • Competitive salary + performance-based bonus
  • 100% employer-paid Medical, Dental, and Vision (yes, 100%)
  • 401(k) with company match
  • Paid vacation and sick time, plus 8 holidays
  • HSA, Costco & Gym membership reimbursements
  • Monthly cell phone reimbursement
  • Company-paid Life, AD&D, and Disability insurance
  • Professional development support
  • A solid team that values trust, autonomy, and high standards
