Job Title: Project Manager – Multifamily Renovations/Remodels

Position Summary:
We are seeking a results-driven Project Manager with extensive experience managing teams on multifamily apartment renovation and remodeling projects. This individual will be responsible for managing superintendents in planning, executing, and delivering renovation projects on time and within budget, while maintaining high standards of quality and safety. The Project Manager will oversee Superintendents across multiple projects in various locations while ensuring coordination with cross-functional teams, subcontractors, and vendors.
Key Responsibilities:
- Lead superintendents through all phases of multifamily renovation projects from pre-construction through completion, including planning, budgeting, scheduling, procurement, and close-out.
- Oversee interior and exterior renovations, including unit upgrades, common area improvements, amenity enhancements, MEP system updates, and building envelope repairs.
- Create and manage project schedules, ensuring timelines are met and milestones are achieved.
- Develop and maintain project budgets; track costs, forecast expenditures, and manage change orders.
- Collaborate with asset managers, property managers, designers, engineers, and contractors to align project scope with ownership objectives.
- Conduct regular site visits and inspections to ensure quality control, safety compliance, and progress monitoring.
- Manage RFPs, bid processes, and contract negotiations with vendors and subcontractors.
- Provide leadership and mentorship to superintendents and site personnel.
- Communicate proactively with stakeholders, deliver project updates, risk assessments, and mitigation strategies.
- Ensure compliance with all local codes, permitting, environmental, and safety regulations.
Qualifications:
- Bachelor’s degree in construction management, Civil Engineering, Architecture, or related field preferred.
- Minimum of 7–10 years of experience in construction project management, with at least 5 years focused on multifamily renovations or capital improvements.
- Proven track record of managing complex renovation projects in occupied and unoccupied properties.
- Strong knowledge of building systems, construction methods, materials, and project sequencing.
- Exceptional budgeting, scheduling, and contract management skills.
- Proficiency in project management software (e.g., Procore, MS Project, Buildertrend) and MS Office Suite.
- Excellent communication, organizational, and leadership skills.
- OSHA 30 Certification preferred.
- Ability to travel regionally as required by project location.
Preferred Experience:
- Experience working with value-add multifamily assets, real estate investment firms, or property management companies.
- Understanding of tenant coordination, noise mitigation, and logistics in active residential communities.
- Familiarity with HUD, affordable housing, or tax credit compliance (if applicable to portfolio).
