What this job involves:
As a Strategic Occupancy Planner at JLL, you'll drive occupancy strategy development and implementation across client regional portfolios while managing supply, capacity, demand, and vacancy in support of short-term and long-term headcount projections. This strategic role requires you to analyze client portfolios and identify opportunities to optimize space for all organizations within existing and committed portfolios while developing city and site-specific occupancy strategies with GREF Leadership and Portfolio Strategy teams. You'll apply and validate finance-approved top-down headcount projections by business unit for rolling three-year planning horizons while creating migration plans and stacking diagrams based on forecasted growth requirements. This position offers the opportunity to make a significant impact on corporate real estate strategy by ensuring planning aligns with corporate guidelines and supports organizational requirements through data-driven analysis and strategic recommendations. What your day-to-day will look like:
- Apply and validate finance-approved top-down headcount projections by business unit for rolling three-year planning horizons while partnering with Portfolio Strategy teams to analyze optimization opportunities
- Develop city and site-specific occupancy strategies with GREF Leadership while tracking and reporting projected versus actual headcount by organization
- Create migration plans and sequencing for org-level moves while developing stacking diagrams of current and future states based on three-year headcount forecasts
- Collect preliminary program requirements for each organization/team while coordinating scope and phasing schedules for project implementation based on stacking plans
- Review Site Audit Data including seat assignments, occupancy, vacancy, labs, and equipment while partnering with local Occupancy Planners or Facility Managers for validation
- Support Agile Workplace programs through analysis of badge data and utilization studies to inform planning recommendations and space optimization strategies
- Lead a small team of 1-2 direct reports while managing multiple projects simultaneously and facilitating communication between occupancy planners, business space planners, and GREF team members
Required Qualifications:
- Bachelor's degree in architecture, design, consulting/advisory work, or related field
- Minimum 5 years of experience in space/occupancy planning at a strategic level in corporate environments
- Proficiency in CAFM systems with strong Microsoft Excel skills including pivot tables, V-Lookups, cell calculations, and formulas
- Strong ability to convey planning strategy in written format incorporating supportive data and floor plans into concise presentations
- Demonstrated leadership experience managing small teams and multiple projects simultaneously
- Excellent communication skills with ability to facilitate cross-functional collaboration and stakeholder alignment
- Experience with headcount forecasting, space allocation planning, and migration strategy development.
Preferred Qualifications:
- Proficiency in Bluebeam software for technical drawing review and markup
- Experience with Agile Workplace programs and utilization analysis methodologies
- Background in corporate real estate strategy and portfolio optimization
- Knowledge of space policies, standards, procedures, and compliance requirements
- Experience working with GREF (Global Real Estate and Facilities) operations
- Understanding of design and construction processes within corporate real estate
- Experience with badge data analysis and occupancy measurement technologies.
