Job description

Commercial Account Manager (PBSA/BTR)

Field-based / Remote

Salary: £40,000 + car allowance + commission (OTE £50,000+)

Are you a commercially driven Commercial Account Manager with experience managing relationships with Purpose Built Student Accommodation (PBSA) or Build to Rent (BTR) operators? Reporting to our Head of Client Acquisition (PBSA/BTR), you’ll take ownership of a growing portfolio of operator accounts, strengthening partnerships, protecting commercial value and driving sustainable revenue growth. This is an opportunity to help shape a fast-growing part of UniHomes, backed by an established PropTech business.

You’ll help accommodation providers improve listing performance and tenancy conversions while ensuring partnerships deliver value for both parties. We’re looking for someone who combines strong relationship-building skills with sound commercial judgement and the confidence to negotiate, influence effectively and ensure agreed commitments are delivered.

Remote-based, with national client travel and occasional overnight stays, depending on account needs and seasonal activity.

Key

responsibilities

Strategic partner engagement:
  • Develop and maintain robust, high-value relationships with key decision-makers within PBSA and BTR operators.
  • Serve as the primary strategic point of contact, leading ongoing discussions around performance, optimisation, and new opportunities.
  • Conduct a minimum of 10 impactful meetings per week, including in-depth account reviews, strategic follow-ups, and platform training sessions.
  • Actively represent UniHomes at industry networking events and conferences to strengthen relationships and uncover new opportunities.

Commercial performance and account growth:

  • Lead commercial account reviews, renewals and contract negotiations, ensuring partnerships deliver sustainable value for both parties.
  • Lead commercial discussions, working with internal teams and operators to achieve clear, timely and mutually agreed outcomes.
  • Proactively monitor, analyse, and significantly improve the performance of operator listings, ensuring maximum visibility, competitiveness, and data accuracy.
  • Deliver regular, insightful reports and data-driven recommendations that directly contribute to partner success and conversion rates. Provide weekly performance headlines and comprehensive reports to the Head of PBSA and BTR.

Portfolio excellence:

  • Ensure all partner listings are complete, up-to-date, and consistently exceed platform standards across pricing, availability, rich media (images/virtual tours), and detailed property information.
  • Collaborate with operators to effectively roll out impactful promotional offers and dynamic seasonal adjustments.

Internal collaboration and innovation:

  • Work seamlessly across our product, content, and marketing teams to address client needs swiftly and enhance overall platform functionality.
  • Identify and help implement process improvements that elevate partner satisfaction and streamline operational efficiencies.

Skills and experience:

  • Proven experience managing complex B2B accounts, ideally with PBSA operators, with a track record of commercial negotiation, revenue growth, and confidently leading complex commercial conversations.
  • Exceptional interpersonal and stakeholder management skills, with the ability to build rapport and influence at all levels.
  • A strong commercial mindset underpinned by a proactive, data-driven approach to account growth and revenue generation.
  • Proficient and comfortable navigating property management systems, CRM platforms (ideally Salesforce), and various online marketplaces.
  • Highly organised, capable of managing a diverse portfolio of accounts simultaneously while maintaining meticulous attention to detail.
  • A clear, confident, and persuasive communicator (both written and verbal) who can articulate complex information effectively.
  • Full, valid UK driving licence (as this is a field-based role with regular travel).

Highly desirable:

  • Experience and a strong network directly within the Purpose-Built Student Accommodation (PBSA) and/or Build-to-Rent (BTR) sector.
  • Direct experience within the PropTech, SaaS, or online marketplace environments.
  • Familiarity with occupancy strategies, revenue management, and seasonal trends specific to student accommodation.
  • Experience with the International Student Market.

UniHomes operates as a market-leading student accommodation advertising platform, fundamentally transforming the way students in the United Kingdom find and secure housing. Founded in 2015 by a team of former students and property professionals, the company was established to address the common stresses and complexities associated with the student rental market. The core of its innovative business model is the provision of an 'all-inclusive' package. Every property listed on the UniHomes platform includes the cost of utility bills—such as gas, electricity, water, and internet—within the advertised rental price. This transparent approach allows students to budget more effectively, eliminating the uncertainty of variable utility costs and the administrative burden of setting up and managing multiple accounts with different suppliers. The company serves as a vital intermediary, connecting a vast network of letting agent partners with millions of students searching for accommodation annually. For letting agents, UniHomes offers a free-to-list platform that significantly increases property visibility and generates high-quality enquiries, reportedly helping to fill over 47% of their clients' portfolios on average. The platform's ability to present properties with bills included has been shown to boost enquiry levels by 75%. The company's growth has been substantial, expanding its operations to over 50 major university towns and cities across the UK. This expansion was bolstered by the strategic acquisition of 'Split The Bills' in 2020, which enhanced its utility management capabilities. Further solidifying its market position, UniHomes received a minority investment from LDC in 2023 to accelerate its regional growth and platform development. The company's success and commitment to its team have been recognized through prestigious awards, including being named in Deloitte's Technology Fast 50 and achieving 'Great Place to Work' certification.
