Summary:
Ausonio is seeking a Construction Project Manager to join our growing team covering multiple clients and projects throughout the greater Monterey and Santa Cruz areas.
· The focus of this position is working with and through others, building and maintaining relationships, and working closely and accurately within established guidelines.
· There is a need for an effective communicator, someone who can stimulate and motivate others while being aware of and responsive to their needs and concerns.
· There will be many different people to meet and work with. The person in this position must be friendly and genuinely interested in the business, agenda, and needs of others, including the company, its management, the team, and the company's customers. A persuasive, teaching style of communication is required to communicate the company's policies, programs, and systems.
· A faster-than-average pace will be the norm for this position. Detail work is a major focus of the job, and those details need to be handled quickly, correctly, and efficiently. This portion of the work will often focus on relationships with others; correct handling of details dealing with others is necessary to maintain and grow relationships.
· If the job involves managing others, following up carefully, closely, and cheerfully is required to ensure both correct work and maintenance of the relationships. Necessary corrections must be made in a constructive, supportive manner.

PRIMARY DUTIES:
· Negotiated project development and design management: Work with client leadership, stakeholders, end users, and design team to oversee projects through development, budgeting, design, and permitting.
· Competitively bid project pursuits: Meet with potential clients to understand long-range needs and upcoming opportunities. Review new postings and work with leadership team on go/no-go evaluation. Attend job walks, prepare takeoffs and self-perform pricing. Solicit, obtain, and review bids from trade partners. Assemble overall estimate and bid for leadership review. Submit bids in accordance with requirements.
· Project management: Manage field and office teams to deliver the project on time and budget and ensure quality and safety goals are achieved.
- Assist the superintendent in mobilizing the field office
- Obtain all necessary building operational and safety permits for the project
- Review all owner and subcontractor monthly billings
- Assist in promoting and enforcing Ausonio’s safety program
- Supervise and provide mentoring for the project engineers and field administrative staff
- Conduct and document project meetings with subcontractors and owners · Ensure timely issuance and execution of subcontracts
- Oversee project closeout procedures
- Coordinate with and act in the interests of clients to resolve issues and ensure successful closeout and transition of project to end users.
· Schedule management: Create and manage construction schedule from initial development through completion. Provide timely updates and accurately capture changes and impacts. Develop solutions to present to clients.
· Cost management: Create and manage overall project budget throughout design and construction. Review and approve subcontractor and consultant invoices. Lead efforts for value engineering and change management as needed to maintain or adjust budget. Provide reporting updates as needed or requested by client.
· Contract administration: Understand all contract documents and oversee change management, closeout, and reporting.
· Client relations: Represent Ausonio in a professional manner as the liaison between the office and field, subcontractors, owners, architects, and engineers. Maintain ongoing positive relationship to achieve high client satisfaction and increase potential for additional business. Assist with business development and marketing initiatives as requested.
· Teamwork: support and receive support from other team members to resolve issues and maximize team success.

Preferred Qualifications
· Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
· Demonstrated ability to set and achieve skill development goals and exceed client expectations
· Knowledge of modern construction management tools and software, including Procore, Sage, Bluebeam, and Microsoft Project
· 5 years related experience, including 2 years managing Assistant PMs or PEs
Job Type: Full-time
Pay: $120,000.00 - $150,000.00 per year
