Position Description
We are looking for two (2) Commercial Construction Superintendents to manage and oversee all aspects of two luxury tenant finishes, one located in Costa Mesa, California and the other located in Mission Vejo, California. Your overall goal as a full-time, on-site superintendent is to exceed the client’s ultimate satisfaction by ensuring the project is being built according to the blueprints, plans, specifications, timeframes and quality standards. Your responsibilities will include overall site supervision, scheduling subcontractors, coordinating city inspections, enforcing OSHA regulations, monitoring jobsite safety, completing landlord site specific requirements, proactively communicating information and delivering documentation to the Project Manager and ensuring an on-time and seamless closing out of the project. This position reports directly to the Project Manager.
This position is responsible for:
- Reading and analyzing construction documents including blueprints, plans and specifications to ensure the project is built seamlessly, error free and to the exact owner specifications.
- Developing a comprehensive understanding of the project strategy and commitments as it relates to financial goals, scheduling, logistics, phasing and schedule milestones.
- Communicating with various local government jurisdictions regarding the inspection process and gaining familiarity with landlord requirements ensuring compliance with both.
- Ensuring permits are obtained and posted prior to the commencement of work.
- Facilitating meetings with all subcontractors to review the blueprints, plans and applicable structural drawings for their scope of work prior to them starting.
- Scheduling and coordinating subcontractors, consultants, inspectors and vendors to complete the project on time.
- Developing and maintaining a rapport with the client, landlord and city officials.
- Assisting the Project Manager in developing the project schedule, project start up processes, updating the 2-week lookahead schedule and identifying critical path items.
- Communicating daily with the Project Manager ensuring all project milestones are being met within the stated deadlines and quality; addressing issues and challenges including determining and implementing viable solution(s).
- Supervising and monitoring all construction activities on the jobsite; resolving day-to-day problems; inspecting all the materials received and used; and proactively ensuring the work is performed according to the plans and specifications.
- Proactively anticipating potential challenges and viable solutions including the sequencing and scheduling of future or alternative activities to ensure we meet the stated deadlines.
- Participating in client / owner and contractor weekly meetings.
- Utilizing Procore to document all daily jobsite activities and attaching relevant photos of the project.
- Conducting weekly safety meetings and monitoring jobsite safety.
- Assisting the Project Manager with change order and close out documentation.
- Reading and abiding by SCG rules, regulations and procedures as outlined in the Superintendent Manual.
Position Requirements
- Minimum five years’ experience in the commercial construction field preferably in tenant improvement and small ground up.
- Bachelor’s or Associate degree, Technical or Vocational degree or other industry related classes or certifications such as OSHA and LEED are a plus.
- Ability to understand blueprints, drawings, technical documents, safety regulations, building codes, procedure manuals and the sequencing of building construction events from the beginning of the project to completion.
- Demonstrated leadership with professionalism with the ability to hold yourself and others accountable in a professional manner.
- Ability to exercise sound, accurate and independent judgement.
- Ability to plan 2 week “lookaheads”; contacting and scheduling subcontractors and executing and completing critical tasks in that time period.
- Must be present on the job site while any subcontractor is working.
- Strong professional verbal and written communication skills.
- Must convey a professional, positive, courteous, and friendly brand image when interacting with owners/clients, subcontractors, inspectors, vendors and SCG staff.
- Ability to develop long-lasting relationships with clients/owners, subcontractors, inspectors, and vendors and be able to manage conflict by using active listening skills and offering creative solutions.
- Possess organizational and time management skills and the ability to multi-task duties and responsibilities while working in a fast-paced environment.
- Proven track record of meeting deadlines.
- Must be able to travel and work in locations for two (2) to four (4) weeks at a time.
- This position requires the physical ability to be on the job site daily and work in various areas of the country, climates, terrain and construction settings which requires physical mobility, dexterity and potentially some physical labor.
- Microsoft Office is required, and Procore a plus.
