Position Summary
The Community Manager is responsible for supervising the facilities they’ve been assigned to, which includes supervising care and attendant care workers, interacting with tenants, and working with maintenance to sustain the property. They oversee advertising available units, reviewing rental applications to find proper tenants, ensuring that housing rules are being followed, inspecting units on a regular basis, and promptly collecting monthly rent. They work with residents, the RN, and the Resident Services Coordinator to ensure that care needs are being met according to resident direction and person-centered planning. Other job duties include providing appropriate training for staff when necessary, reviewing information systems to ensure accuracy (i.e., payroll and timecards), and establishing a valuable pool of applicants for hiring.
Responsibilities
- Responsible for timely apartment turnover, marketing, and inspections
- Ensure that monthly preventative maintenance and day-to-day maintenance work is completed as scheduled
- Provide technical assistance to tenants and staff as needed
- Manage the schedules for all staff assigned to your building
- Understand, maintain, and develop the building systems and operations
- Review and submit requests for vendor bids and contracted services
- Prepare, review, and submit accurate documents regarding staff changes (i.e., new hire, termination, position, and wage change paperwork)
- Maintain current knowledge of governing documents, applicable state statues, and local ordinances that apply to your assigned facility/community.
- Partake in regular reviews regarding employee performance to enhance productivity and to ensure that staff are following established guidelines
- Facilitate and attend resident and employee meetings and publish accurate meeting minutes
- Organize and maintain accurate and complete electronic and written records following standard HIPPA practices
- Monitor staff and residents for adherence to Safety Regulations, Resident and Attendant Guidelines, and policies and procedures outlined in the Employee Handbook
- Take primary responsibility for investigating all accidents, injuries, and incidents that occur in your facility
- Investigation and provide proper paperwork for all Workers Compensation Claims within the designated time period of an incident
- Coordinate with administration to implement the Return-to-Work Program, Modified Work Duty, Work Accommodations, and all related programs and operations
- Monitor payroll expenses on a daily basis and submit/verify complete payroll records in time for processing
- Review, correct, and approve timecards
- Approve and order building supplies within budget authority and ensure that all necessary supplies are available when needed
- Recommend and actively participate in QUAD Inc. management training and workshops as required by the organization
- Plan and coordinate in-service training for staff and tenants
- Represent QUAD Inc. in legal proceedings when necessary
- Oversee and/or monitor assigned project activities
- Complete other duties assigned to you by QUAD Inc.
Qualifications:
- Pass an SPD Criminal Background Check and Pre-employment Screening (Required)
- Valid Oregon or Washington driver's license (if neither of those states, must obtain driver's license within 30 days of residency) with an insurable driving record (i.e., must meet established criteria), proof of insurance, and at least three years of driving experience (Required).

Pay: $65,000.00 - $68,000.00 per year
