About the Position

Overall lead responsible for quality assurance of architectural components including building envelope, windows, doors, drywall, storefronts, EIFS, stucco, roofing, and any other architectural systems. This position will be full-time based out of headquarters with some travel to other offices and project sites when necessary. This position will support the Risk Management, Preconstruction, Business Development, Project Management, Field Operations and Accounting departments as required.

  • Preconstruction deliverables to clients: Program/Conceptual, Schematic Design, Design Development and Construction Documents.
  • Request quotes and budgets from subcontractors and vendors.
  • Present cost estimates, value engineering options, and schedule proposals to clients in a clear and transparent manner.
  • Address client concerns and provide recommendations to optimize project outcomes.
  • Maintain relationships with a network of qualified subcontractors to ensure competitive pricing and timely response to budget and bid requests.
  • Engage with clients during the schematic design process to understand their vision, goals, and budgetary constraints.
  • Review project specifications, drawings, and other documents to ensure accuracy and completeness.
  • Coordinate with the design team to identify discrepancies or omissions and incorporate necessary revisions.
  • Stay abreast of industry trends, best practices and emerging technologies.
  • Oversee the preparation of scope of work clarifications.
  • Implementation of the safety and quality plan on the jobsite; including participating in toolbox talks, reporting incidents, conducting inspections and participating in other respective company initiatives.
  • Logging daily detailed and accurate field reports in Procore (or other applicable software) with pictures.
  • Work with project team to help maintain accurate master schedule milestones and hold subcontractors accountable to contract documents.
  • Coordinate with project management to ensure pre-install meetings are scheduled; support facilitating these meetings.
  • Participate actively in preparing and/or running Preconstruction Meetings, Owner and Progress Meetings, Pay Application Meetings, Subcontractor Coordination Meetings, Pre-Installation Meetings, recording and issuance of meeting minutes, transmittals, letters, emails and calendars.
  • Mentorship of junior staff including project engineers, project estimators, preconstruction staff, assistant superintendents, foreman and trade workers to ensure they can develop and progress in their career paths. Provide coaching opportunities and feedback to respective supervisors.
  • Quality assurance including setting up and completing quality inspections and reports and communicating these items to all applicable stakeholders, and working with site-appointed quality representatives to oversee quality control specialists and special inspectors.
  • Engage with design partners and clients during schematic review to understand vision, goals and ensure constructability.
  • Address client concerns and problems through document review, value engineering and recommendations to optimize project outcomes.
  • Develop best practices, preferred drawing details and installations.
  • Foster collaboration and communication with internal and external team members and stakeholders.
  • Identify potential discrepancies, risks and mitigation techniques.
  • Coordinate with UAS operator to review building scans and images to detect deficiencies and potential building envelope issues.
  • Answer design build RFIs and scope of work clarifications as required and review architect and engineering partners’ responses.
  • Review project specifications, drawings, details, and other documents to ensure accuracy and competence prior to bid and during design phase of work.
  • Review approved submittals and provide recommendations for preferred products and details to enhance performance and constructability.
  • Evaluate and vet subcontractors and work with project teams to identify supply chain deficiencies and long-lead materials.
  • Support project teams when required with project change management including owner changes which involve requests for information, requests for proposals, architect supplemental instructions, change directives and proceed orders and unforeseen conditions; internal changes including back charges, scope gaps, and time & materials (T&M) work; as well as meeting project time frames.
  • Collaborate with the Owner and Architect to ensure clients’ expectations are met and satisfaction is achieved.
  • Oversee quality work of self-perform crews. Communicate issues immediately to other stakeholders as appropriate, including the Superintendent, Project Manager, Project Estimator, and others.
  • Assist in coordinating inspections, scheduling of tests and AHJ (Authority Having Jurisdiction) requirements per the project specifications.
  • As needed, assist with project close-out procedures including ensuring punch list is completed, operations & maintenance (O&M) manuals are submitted, as-built drawings submission, change order resolution, training, warranties, close-out meetings, and final billings.
  • If any of these responsibilities or tasks are delegated to another team member, it is ultimately the responsibility of this position to ensure that the task is executed to the expectations of the company and our client.

Qualifications

Bachelor’s degree in construction management, architecture, engineering or related field with 10 years related construction experience or 15+ years related construction experience in quality control or project management. Must have and maintain an active architectural license.

Additional Information

Compensation: $105,000 - $128,000 annually

At Poettker Construction, base salary is one component of a competitive compensation package for employees. Our pay ranges are broad to allow for movement within our organization and to accommodate different skill sets and levels of expertise. We take into consideration a variety of factors including, but not limited to, skills, abilities, experience, education, credentials, and internal equity when determining the base salary offered. Roles are eligible for additional rewards including annual incentive payments based on individual and company performance.
