Job Summary

The Design Management Lead – Timberland Heights serves as the Project In-Charge for the assigned township and residential project and works directly under the supervision and management of the Design Manager. The role is responsible for the day-to-day management and coordination of design and planning activities from pre-design through project completion. The position coordinates internal and external stakeholders, consultants, business units, and project teams; monitors the completeness, accuracy, quality, schedule, budget alignment, and compliance of design deliverables; and ensures that project design requirements are properly tracked, resolved, documented, and escalated to the Design Manager when necessary.

Duties and Responsibilities

PROJECT

IN-CHARGE / PROJECT COORDINATION

·

Act as the day-to-day Project

In-Charge for Timberland Heights design-management activities under the

direction of the Design Manager.

·

Coordinate and monitor design

and planning deliverables from pre-design through project completion.

·

Maintain the project design

action list, deliverable tracker, decision log, and schedule of key design

milestones.

·

Set up and document regular

progress meetings, including minutes, action items, responsible persons, and

due dates.

·

Coordinate with project teams

and consultants to ensure timely submission and resolution of design

requirements.

·

Prepare project updates,

presentations, and status reports for review by the Design Manager and

stakeholders.

·

Escalate critical design,

schedule, cost, quality, and coordination issues to the Design Manager with

recommended actions.

DESIGN

COORDINATION AND DOCUMENT CONTROL

·

Coordinate with internal

departments, business units, consultants, contractors, and other project groups

regarding project requirements and design parameters.

·

Review plans, drawings,

specifications, reports, and technical documents for completeness, consistency,

constructability, and alignment with approved requirements.

·

Track architectural,

engineering, landscape, and other special design requirements for integrated

project deliverables.

·

Monitor consultant deliverables

against agreed scope, contract requirements, schedule, and quality standards.

·

Assist in reviewing consultant

proposals, technical submissions, and design-related commercial matters.

·

Maintain organized records of

drawings, submissions, comments, approvals, revisions, RFIs/RFAs, and design

decisions.

·

Ensure completed documents are

routed for appropriate review and approval and comply with company standards,

specifications, applicable codes, and project requirements.

CONSTRUCTION

/ SITE MONITORING

·

Attend technical and

coordination meetings to identify and resolve design-related issues during

implementation.

·

Conduct periodic site

inspections, as required, to check alignment of construction activities with

approved plans and design intent.

·

Monitor work progress against

the project timeline and identify delays, conflicts, and unresolved technical

matters.

·

Coordinate responses to site

queries, RFIs/RFAs, and design clarifications with consultants and project

teams.

·

Document site observations,

design discrepancies, action items, and agreed resolutions for reporting to the

Design Manager.

·

Support the Design Manager in

monitoring design compliance, quality, and timely closure of

construction-related design issues.

ADMINISTRATIVE,

QUALITY, AND BUDGET SUPPORT

·

Prepare and maintain project

design parameters, standards, guidelines, checklists, dashboards, and status

reports.

·

Implement quality-assurance

practices such as Design Review Checklists, TCQ Monitoring, and project

dashboards.

·

Prepare work and activity

breakdowns to establish practical timelines and monitor completion.

·

Assist in monitoring

design-related budget requirements and flag potential cost implications or

scope changes to the Design Manager.

·

Provide reports on progress,

risks, issues, and financial or resource concerns, with recommended actions.

·

Support departmental

initiatives and other reasonable duties related to design management and

project delivery.

Technical Competencies and Skills

• Technical skills in architectural planning, design coordination, and project documentation. • Knowledge of trades, standards, codes, specifications, and design-review requirements. • Ability to coordinate architectural, engineering, landscape, and other project requirements. • Ability to monitor schedules, deliverables, action items, risks, and design issues. • Strong communication, presentation, documentation, and stakeholder-management skills. • Ability to identify issues, recommend solutions, and escalate matters appropriately. • Proficiency in AutoCAD, MS Office

Education, Trainings and Licenses Required

• Bachelor of Science in Architecture or related design/engineering discipline; Architecture preferred. • Licensed Architect preferred or required subject to final company standard. • Knowledge or exposure to urban planning, landscape design, engineering coordination, and township/residential development. • At least 3–5 years of relevant experience; final requirement subject to HR and management approval. • Relevant training in design management, project management, construction coordination, QA
