Position Summary:
The Maintenance Technician is responsible for the day-to-day physical maintenance and upkeep of a 133-unit high-rise senior housing community. This position ensures all units, systems, and common areas remain in good repair, clean, and safe. The Maintenance Technician will perform both scheduled preventive maintenance and responsive work orders, and must be available for on-call emergencies.
Key Responsibilities:
- Respond promptly to maintenance work orders, including plumbing, electrical, HVAC, carpentry, and appliance repairs
- Complete unit turns within 5 business days, ensuring units are move-in ready per ARHA and HUD standards
- Conduct preventive maintenance on mechanical, plumbing, and building systems
- Monitor and maintain building systems (elevators, boilers, HVAC, generators) in coordination with third-party vendors
- Inspect common areas daily for safety hazards, cleanliness, and needed repairs
- Perform seasonal tasks such as snow removal, de-icing walkways, and landscaping support
- Maintain records of all repairs, inspections, and service calls via Yardi or assigned software
- Assist with vendor oversight and escorting contractors as needed
- Participate in emergency on-call rotation for after-hours maintenance issues
- Comply with all OSHA safety regulations and company maintenance procedures
- Support custodial team in maintaining clean and sanitary conditions in high-traffic areas as needed
Required Qualifications:
- High school diploma or equivalent
- 3+ years of hands-on maintenance experience, preferably in residential or senior housing
- Basic proficiency with plumbing, electrical, carpentry, and HVAC troubleshooting
- Ability to lift up to 50 lbs., climb ladders, and operate power tools
- Valid driver’s license and reliable transportation
- Strong customer service and communication skills
- Ability to complete work independently and maintain accurate records
Preferred Qualifications:
- Certification in HVAC, EPA Universal preferred
- Experience with Yardi or other property management software
- Familiarity with HUD, PBV, or affordable housing maintenance standards
