Residential Assistant Property Manager
Noltemeyer Capital is a property management and development company that has been in business right here in Louisville for over 50 years. We own and operate commercial and residential properties throughout the city. We are currently looking for an Assistant Property Manager at Greenwood Place Apartments. Our ideal candidate has great leadership ability with proven people skills and creative thinking.
Key Job Functions
The right candidate for this job will show strength in four key areas.
People Management
- Assist with management of on-site staff including leasing consultants and maintenance technicians
- Create an atmosphere of cooperation, enthusiasm, service urgency and fairness
- Show property to prospective residents and answer relevant questions
- Manage organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolution
Reporting and Communication
- Assist property manager with scheduled reporting as assigned, including property condition, leasing operations, financial status, and staff performance
- Inspect property to ensure a quality curb appeal to community. Report all issues found on property inspections to property manager
- Prepare and execute detailed and legally compliant lease agreements and renewals
- Oversee the timely and successful completion of maintenance requests
- Collect rent, fees and maintain accurate resident ledgers
- Manage delinquencies, including resident contact and detailed notes in Entrata
- Oversee the eviction process and follow-up
Critical Thinking and Analysis
- Stay current on national and local apartment industry standards and trends
- Assist with implementation of policy and procedure changes according to industry and company best practices
- Assist with strategies for resident retention and ongoing maintenance and improvements to the property
Finances
- Overseeing financial procedures including verifying renter income, prospect screenings, and processing monthly payments
- Assist property manager and on-site staff in controlling spending and deploying resources in the best way
- Advise property manager of any potential expense overages before they occur
Job Type: Full-time
Pay: From $48,000.00 per year
