Primary Responsibilities
- Assist in preparation of market-ready apartments.
- Removal of abandoned furniture, trash and appliances as needed.
- Maintains common areas and dog park amenities to keep clean, operational, and safe for our residents.
- If certified for pool maintenance, cleans and maintains pool as directed.
- Performs basic maintenance as scheduled.
- Checks and replaces exterior lighting on a regular basis.
- Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
- Paints office area, outer lobby, laundry room, rest rooms, fitness center, and rails around pool including buildings and breezeways. Carries buckets of paint from storage area to work.
- Changes locks, makes keys when directed.
- Distributes resident communications, regarding upcoming events, pest control notices, newsletters.
- Ensures that all make‐ready repairs and services are completed correctly and on schedule.
- Performs any additional duties assigned.

Position Requirements
- Must meet all physical requirements of the position. Lifting is required, however lifting and carrying of weights exceeding 50 is to be accomplished with assistance from one or more persons.
- Position requires a minimum score of 70% in the following categories of the maintenance technician test (Electrical, Plumbing, Make Ready, Grounds).
- Position requires at least 1 years’ experience in apartment maintenance or equivalent education and/or demonstration of skill.
- EPA Type II or Greater are preferred but not required.
- Valid Driver’s License, automobile insurance, and reliable transportation required.
- Weekly schedule may change as required. Must be needed for occasional on-call emergencies and weekend work.
- Must enjoy outdoor work year-round.
- Must have a working smartphone suitable for use with various software applications.
