The Portfolio Management Associate plays a critical role in supporting the Portfolio Management Team by executing and tracking business plans, with a primary focus on lender capital escrow draws. This role facilitates communication between the Facilities, Redevelopment, and Asset Management teams and Lenders, ensuring a streamlined draw process while proactively resolving challenges. Additionally, the Portfolio Management Associate contributes to portfolio-wide financial tracking, assisting in the development and maintenance of key performance trackers for cash flow management. Success in this role requires strong project management, time management, analytical, and organizational skills, as well as keen attention to detail. Collaboration across teams and proactive problem-solving are essential in driving the efficiency and accuracy of portfolio operations.
Essential Duties:
Lender Capital Escrow Draw Management
- Oversee the end-to-end escrow draw process, ensuring timely execution and compliance.
- Monitor, track, and report on escrow progress, maintaining accurate and up-to-date records.
- Provide strategic insights by forecasting capital expenditures and identifying potential risks.
- Serve as the primary point of contact for lender escrow correspondence, liaising with various stakeholders.
- Develop and maintain tracking files in Microsoft Excel to streamline reporting and analysis.
- Prepare and present reports for senior management on a monthly and quarterly basis.
- Assist in the K-Series reporting process in collaboration with the Director.
- Support the management of Preferred Equity Investment Positions, aiding in strategic decision-making.
- Contribute to distribution analysis prep work, ensuring accuracy in financial projections.
- Lead the creation of reporting for Non-Operating Expenses at the portfolio level, providing insights into financial trends.
- Continuously improve reporting processes and portfolio tracking methods.
- Collaborate with cross-functional teams to enhance operational efficiency.
- Adapt to evolving priorities and contribute to special projects as needed.
Qualifications:

Education and/or Experience:
- Bachelor’s degree in real estate, finance, business, project management, mathematics, or accounting.
- 0-2 years of prior real estate experience; the ideal candidate will have prior experience in Multifamily, Asset Management, and/or Project Management related fields.
- Advanced Excel Skills strongly preferred with a focus on statistical and financial modeling.
- Ability to prioritize tasks and complete multiple assignments simultaneously with limited oversight in a fast-paced work environment.
