About the Role
The position supports the Preconstruction Team in managing the daily activities related to Preconstruction, including overall project planning, scheduling, estimating, and subcontractor, owner, and architect relationships. The position will assist in the work acquisition process including management, coordination and delivery of preconstruction phases of a project.
Essential Duties
Attend meetings during design and engineering process – provide input to project Owners and design team on constructability; Create meeting minutes for all precon meetings and distribute to project team
Provide subs feedback on bid results
Attend and participate in business meetings, industry events and conferences to promote firm in the markets we serve
Verify lead times on material procurement from various trades
Track job cost history per scope on SF/per acre basis for future budgeting – keep data up to date
Respond to sub RFIs pre-bid; compile and submit RFIs on jobs bidding
Distributing Addenda on jobs bidding and/or upload to Building Connected
Upload bids from subs to Building Connected
Assist Director of Preconstruction and Senior Project Manager to create realistic and detailed schedules for all design, approval, estimating and purchasing activities
Perform takeoffs as-needed using OST
Call subs to confirm bidding and clarify scopes
RFP/RFQ reviews – assist in determining information needed for RFP packages
Attend pre-proposal walks and distribute notes to Precon team
Visit active jobsite bi-weekly to observe and gather feedback from CCC field teams on sub quality, scope gaps, etc.
Help in the submission of bids digitally – email or online portal submissions
Assist estimators as needed on bid days – print & staple emails, call subs, etc.
Download sub bids from Building Connected to Box Folder upon award and Project Setup and/or print sub bids and create project folder – depends on PM’s preference
Create document log to put in Subcontracts as Exhibit; list all plans, specs, Geotech, bid docs
Assist in the preparation of proposals for new business and presentations to clients
Assist in production of progress estimates at design milestones, evaluate material and system costs, review document progress and coordination, build and maintain subcontractor and vendor relationships
Provide clear scopes of work to all bidders and pre-qualify all potential bidders
