SCOPE OF POSITION:

Responsible for overall management direction of multiple construction and facilities related projects across FireKeepers Properties. Manage contracts, plans, budgets, schedules, project flow etc. for the assigned projects within a vast gaming, dining and hospitality environment. Ensure all projects remain aligned with strategy, commitments and goals of FireKeepers Casino Hotel (FKCH) and FireKeepers Development Authority (FDA).


ESSENTIAL DUTIES AND RESPONSIBILITIES:

The following is a list of the main duties and responsibilities. However, other duties may be assigned as deemed necessary by management. All duties must be performed in accordance with Tribal, Federal, and other applicable requirements, organizational specific policies, procedures and practices.


Manages designated FKCH construction projects from conception to completion. Project load may vary from one to several active projects at a time and vary from commercial kitchens, dining facilities, office space, gaming space, hotels, parking garages, etc.


Work with FKCH internal departments and third-party vendors to help gauge suitability of sites under consideration and finalize space plans.


Lead FKCH teams through preconstruction phases essential in development of scope of work, project deliverables and other project specifications.


Create visuals such as floor plans, elevations, diagrams etc. to assist with scope of work development and planning.


Acts as liaison between Construction Management/General Contractor and FireKeepers Executive team ensuring bi-directional communication flow.


Coordinate with FKCH departments for different project involvement.


Develop rough order of magnitude (ROM) construction budgets for pro-forma development.


Oversee project management software used to digitally track all aspects of the project.


Prepare RFP’s for bidding and selection of Architects, General Contractors (GC), Construction Managers (CM) and any other services that will be directly hired by the FKCH.


Review RFP responses and works with FKCH Executive Team to make selections.


Communicates with relevant departments and third-party General Contractors (GC) to ensure effective and efficient operations at the job site.


Prepares and presents progress reports and regular project updates ensuring projects are furthering organizational goals.


Ensure bi-directional communication between FKCH and all parties involved with design and construction related activities.


Conduct regular update meetings with FKCH staff. Coordinate internal work completed by FKCH teams.


Reviews architect drawings for accuracy, thoroughness, review Request for Information (RFI) requests, track consultants responses to RFI’s, review shop drawings and submittals for accuracy.


Provides regular construction site visits to ensure project is on schedule, construction details are in line with drawings, and provides direction to GC or CM.


Work with FKCH and the CG, CM or architect on any required changes to the project.


Troubleshoots issues and continuously identifies opportunities for process improvement.


Manages construction contracts from start to finish.

Creates and monitors all Capital project budgets ranging from $5,000 - $35,000,000 or more. Responsible for tracking changes, reviewing purchase orders, invoices, pay applications and other expenses.


Manages project final punch list and closes out project ensuring proper documentation of warranties, materials, attic stock, and all other applicable records.


Develops project estimates via third party vendors as per FKCH procurement policies, obtain approvals as required; manages permitting process if required.


For smaller internal projects, the position may act as the GC/CM working directly with FKCH facilities staff to design, budget, order, schedule and allocate to complete projects.


Held accountable, to the highest degree, for the accuracy and thoroughness of departmental records and reports.


Maintains the highest level of confidentiality.


Responsible for maintaining a consistent, regular attendance record as outlined in the FireKeepers Casino Hotel Attendance Policy.

SUPERVISORY RESPONSIBILITIES:

Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include maintaining sufficient staffing levels; interviewing, hiring, and training Team Members; planning, assigning, and directing work; appraising performance; rewarding and disciplining Team Members; addressing complaints and resolving problems. This position will also supervise an direct team members across multiple departments that are involved in each project and oversee outside contractors.

Proficiency in both written and verbal English communication is required.


Three or more years in a construction or closely related project management role. Knowledge and experience in developing accurate scope of work documents and working with various client groups and ability to achieve consensus on project plans. Ability to read and work with detailed construction drawings, blue prints and shop drawings in a commercial environment. Experience interacting with Construction Managers, General Contractor, engineers, architects, inspection agencies, FF&E (Furniture, Fixtures & Equipment) dealers. Ability to manage multiple projects, deliverables, schedules, and budgets simultaneously. Five years of experience in utilizing computer technology used for communication, data gathering and reporting. Additionally, experience with PDF software, Project Management Software, CAD, REVIT or other related programs. Highly effective at communication both oral and written mediums. Must be organized and able to work autonomously and under stressful conditions. Must possess a valid driver’s license and be insurable under FireKeepers Casino Hotel insurance.


Must be familiar with AIA Construction and Architectural Contracts such as B101, A133 and A201 etc.


GENERAL OR PREFERRED QUALIFICATIONS

Bachelor’s Degree or higher in Construction Management, Architecture, or Engineering. r 10 years applicable experience in facilities design, operations, maintenance or project management or a combination of relevant experience. Proficient in CADD, REVIT and other project management and construction software. Experience working in a casino environment is key for this position. WEEA Certified.


LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instruction, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.


MATHEMATICAL SKILLS

Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimal, and work with mathematical such as probability and statistical inference.


REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. Ability to think clearly under pressure and make informed project decisions.
