JOB DESCRIPTION


POSITION: PROJECT MANAGER (seeking PM1, PM2, and SPM) – Concrete Self-Perform

LOCATION: Auburn Hills, MI


OBJECTIVE

The Project Manager – Concrete Self-Perform Services is responsible for overseeing all aspects of concrete-related scopes across CCC’s construction projects, including structural foundations, flatwork, formwork, rebar coordination, concrete placement, and finishing. This role leads the planning, budgeting, scheduling, and execution of concrete self-perform work, while coordinating with subcontractors, internal teams, and stakeholders to ensure safety, quality, and financial targets are met. Projects involve both field and office-based responsibilities. Travel may be required.


  • PROJECT MANAGER I: Projects may range in size from $25,000 to $10,000,000
  • PROJECT MANAGER II: Projects may range in size from $25,000 to $30,000,000
  • SENIOR PROJECT MANAGER: Projects may range in size from $30,000,000 to $500,000,000


KEY ACCOUNTABILITIES


Safety & Compliance

  • Champion CCC’s people-based safety culture and enforce the CCC Corporate Safety Manual and leadership training requirements.
  • Maintain strict compliance with CCC ISO Standard Operating Procedures for Estimating, Purchasing, and Project Control.
  • Coordinate with site safety managers to ensure safe execution of concrete operations and compliance with all regulatory and client-specific safety requirements.

Project Management & Planning

  • Manage all phases of concrete self-perform work from preconstruction through closeout.
  • Collaborate with clients, project executives, project engineers, safety personnel, subcontractors, and design professionals to deliver successful outcomes.
  • Develop and manage project schedules and budgets, including input into baseline scheduling and forecasting using Microsoft Project or Primavera.
  • Participate in or lead concrete-related project buyouts and estimating activities, including budgets, change requests, bulletins, and field order quotations.
  • Draft and manage Letters of Intent, Purchase Orders, and Master Sub Agreements.

Concrete-Specific Scope Execution

  • Oversee formwork systems, rebar coordination, mix design submittals, curing plans, and finishing techniques.
  • Monitor labor and material budgets for concrete operations and maintain daily/weekly reporting through site supervision.
  • Lead subcontractor coordination for concrete-related trades and manage self-perform crews alongside field supervision.

Documentation & Controls

  • Maintain project documentation including submittals, RFIs, DCRs, punch lists, daily reports, and closeout materials.
  • Work with project engineers to process submittals, verify shop drawings, and align documentation with schedule milestones.
  • Assist with field distribution of drawings and specifications.
  • Ensure ISO-compliant project closeout and deliver final project binders and documentation to clients and CCC records.

Team Coordination & Leadership

  • Provide leadership and mentorship to concrete crews and field supervision staff.
  • Assist in onboarding of new field hires and support training related to concrete safety, tools, and best practices.
  • Conduct and document regular coordination and safety meetings with field personnel and subcontractors.
  • Maintain positive relationships with clients, subcontractors, and vendors throughout the project lifecycle.

CORE COMPETENCIES


  • PROJECT MANAGER I: 8+ years of experience managing self-perform concrete or foundation work on industrial or heavy commercial construction projects.
  • PROJECT MANAGER II: 9-12 years of experience managing self-perform concrete or foundation work on industrial or heavy commercial construction projects.
  • SENIOR PROJECT MANAGER: 12+ years of experience managing self-perform concrete or foundation work on industrial or heavy commercial construction projects.


ALL:

    • Bachelor’s degree in Construction Management, Civil Engineering, or related field preferred.
    • In-depth knowledge of concrete materials, rebar detailing, formwork systems, equipment, placement techniques, and curing practices.
    • Proficiency in cost management, estimating, scheduling, and construction software (Sage 300, Procore, Tekla, etc. a plus).
    • Exceptional communication, leadership, and organizational skills.
    • Experience in Design/Build, General Contracting, or Construction Management project delivery formats.



WORK ENVIRONMENT


  • Fast-paced and dynamic construction environments across multiple sites.
  • Exposure to outdoor elements, construction equipment, and physical jobsite conditions.
  • Frequent interruptions to address jobsite needs, vendors, or team coordination.
  • May involve managing multiple projects and travel between job sites.

PHYSICAL REQUIREMENTS

  • Capacity to work extended hours during critical project phases.
