Job Summary:
We are seeking a full-time Property Manager to oversee the day-to-day operations of one or more apartment communities in the Charlotte area. This role is responsible for leasing, rent collection, resident relations, vendor coordination, and maintaining overall property performance. The ideal candidate is detail-oriented, efficient, and experienced in managing multi-family communities with a focus on occupancy, rent growth, and tenant satisfaction.
Key Responsibilities:
- Manage daily operations of assigned residential and multifamily properties.
- Oversee leasing process, including conducting tours, screening applicants, preparing lease documents, and onboarding tenants.
- Maintain occupancy targets by tracking renewals, marketing vacancies, and reducing turnover time.
- Handle rent collection, enforce lease terms, and issue notices for late payments or violations.
- Respond to tenant inquiries, maintenance requests, and complaints promptly and professionally.
- Coordinate with maintenance and vendors to ensure timely completion of repairs, unit turns, and capital improvements.
- Conduct regular property inspections to maintain curb appeal and identify maintenance issues.
- Maintain accurate records of rent rolls, expenses, work orders, and tenant interactions.
- Monitor operating budgets and work with accounting teams to ensure financial performance aligns with property goals.
Qualifications:
- Minimum 5 years of experience in residential or multifamily property management.
- Working knowledge of Fair Housing laws and North Carolina landlord-tenant regulations.
- Strong customer service skills with the ability to resolve tenant concerns effectively.
- Proficient in using property management software (e.g., AppFolio, Yardi, Buildium).
- Excellent organizational skills and attention to detail.
- Reliable transportation and ability to travel between properties, if needed.
Preferred Qualifications:
- Experience managing 50+ unit properties or multiple sites.
- Bilingual in English and Spanish.
- Knowledge of maintenance coordination, vendor management, and property inspections.
