Middleburg Communities is seeking a dynamic and experienced Regional Manager with a focus on lease-up properties to lead the successful stabilization of multifamily communities from construction through full occupancy. This position is ideal for a strategic, performance-driven leader who thrives in fast-paced environments and is passionate about driving results through new property launches.


The Regional Manager will oversee a portfolio of communities at various stages of construction, pre-leasing, lease-up, and early stabilization. This leader will be responsible for delivering leasing, occupancy, and revenue targets, mentoring on-site teams, implementing proven marketing and leasing strategies as well as innovating new ones, and ensuring that each asset delivers an exceptional first impression and resident experience.

Essential Duties & Responsibilities:

Lease-Up Leadership & Execution

  • Oversee all aspects of launching new communities, from pre-leasing setup and team onboarding to full lease-up execution and stabilization.
  • Partner with Development, Construction, and Marketing teams to ensure units, amenities, and collateral are lease-ready and brand-aligned.
  • Drive performance across the lease-up portfolio, including lead generation, traffic conversion, rent growth, and occupancy goals.
  • Develop and implement aggressive leasing and marketing plans tailored to each property's location and product type.
  • Monitor early resident satisfaction and brand reputation through targeted customer service initiatives.

Financial Management

  • Own financial performance for each asset, including NOI, revenue growth, expense management, and delinquency control.
  • Participate in budget planning and review, with a focus on maximizing leasing velocity and minimizing concessions.
  • Analyze leasing trends, pipeline activity, pricing, and move-in/move-out velocity to guide real-time strategic decisions.

Marketing & Sales Oversight

  • Ensure on-site teams execute local outreach, digital lead follow-up, and lifestyle-based selling to position each community competitively.
  • Collaborate with the Marketing team to optimize launch campaigns, online presence, signage, and event strategy.
  • Track traffic sources, conversion ratios, and marketing ROI to make timely adjustments.

Team Development & Performance

  • Recruit, train, and mentor high-performing property managers and leasing consultants for new developments.
  • Coach teams on best-in-class lease-up techniques, prospect engagement, and high-touch service.
  • Conduct regular site visits to assess leasing performance, model condition, team morale, and operational readiness.
  • Conduct performance evaluations, set individual leasing targets, and implement corrective action plans as needed.

Customer Experience & Operational Readiness

  • Maintain high standards for resident experience from the first tour through move-in and beyond.
  • Ensure communities deliver on their brand promise, including model presentation, curb appeal, amenity functionality, and customer service response.
  • Partner with construction and operations teams to resolve early-stage service issues and deliver a seamless handoff from construction to property management.

Compliance & Risk Mitigation

  • Enforce adherence to Fair Housing, local occupancy laws, and corporate policies.
  • Oversee lease audit processes, lease expiration management, and early renewal strategy.
  • Ensure incident reporting, safety inspections, and vendor compliance are executed at all sites.

Knowledge and Experience:

Required:

  • 5+ years of experience in multifamily property management, including significant lease-up and new development experience.
  • Proven success in leading lease-up teams to achieve and exceed occupancy goals.
  • Strong knowledge of financials, budgeting, and NOI performance.
  • Experience supervising multiple sites and mentoring property managers.
  • Proficiency in property management systems (RealPage/OneSite preferred) and Microsoft Office Suite.

Preferred:

  • Bachelor’s degree.
  • Professional designations such as CAM, CAPS, ARM, or CPM.
  • Experience with Class A assets, SFR, and high-growth markets.
  • Strong marketing and sales acumen, especially for new product positioning.

Travel Requirements:

This role requires regular travel of approximately 50% to communities within the southeast United States and may include occasional overnight stays.
