Shaner Hotels is seeking a driven, strategic, and relationship-focused Dual Property Director of Sales to lead sales initiatives and maximize revenue growth across two hotel properties, the Homestead Courtyard and Homestead TownePlace Suites. This leadership position is responsible for developing and executing comprehensive sales and marketing strategies, identifying new business opportunities, strengthening existing client relationships, and overseeing sales operations for both hotels.
The Dual Property Director of Sales works closely with both General Managers, hotel leadership teams, and Revenue Management to achieve revenue goals, expand market share, and position each property as a preferred choice for corporate, group, leisure, sports, government, and association business. This individual will develop property-specific sales strategies while identifying opportunities to leverage shared resources, cross-sell both hotels, and maximize overall portfolio performance.
The ideal candidate is a proactive, results-driven sales leader with strong organizational skills, exceptional relationship-building abilities, and a proven track record of generating revenue across multiple hotel properties. The successful candidate will be comfortable balancing competing priorities, managing sales activities across two locations, and developing a high-performing sales team focused on achieving business objectives.
Essential Duties and Responsibilities
Develop, implement, and execute strategic sales and marketing plans for both properties to achieve and exceed revenue, occupancy, and market share goals.
Focus on achieving financial objectives, budget targets, and top-line revenue growth for each hotel.
Oversee the sales operations of both properties, ensuring compliance with Shaner Hotels policies, franchise standards, and departmental procedures.
Maintain a thorough understanding of Shaner Hotels, franchise, and individual property policies, ensuring sales associates remain informed and compliant.
Develop property-specific sales strategies that address each hotel's market position, competitive landscape, business mix, and revenue opportunities.
Identify, solicit, negotiate, and secure new business opportunities across corporate, government, association, SMERF, sports, tour, group, and leisure market segments.
Maintain and strengthen relationships with existing clients while actively pursuing new accounts and revenue opportunities for both hotels.
Identify opportunities to cross-sell the two properties, maximize account production, and capture business that may be a better fit for either hotel.
Analyze market trends, competitor activity, customer demand, and economic conditions to identify new market segments and develop strategies for business growth.
Create and implement promotional packages, seasonal offers, and targeted sales initiatives to increase occupancy and revenue during need periods.
Collaborate with Marketing and hotel leadership on advertising campaigns, digital marketing initiatives, direct mail, local promotions, and community outreach efforts.
Represent both properties at trade shows, industry conferences, Chamber of Commerce events, networking functions, and community organizations to promote the hotels and generate new business.
Partner with both General Managers and Revenue Management to develop pricing strategies, sales forecasts, and business plans that maximize property-level performance and overall portfolio results.
Develop, manage, and monitor sales budgets, production goals, and departmental expenses for both properties while maintaining appropriate cost controls.
Recruit, hire, train, coach, mentor, and evaluate Sales team members to promote productivity, accountability, professional development, and achievement of sales goals.
Establish clear sales objectives, account assignments, performance expectations, and follow-up procedures to ensure consistent execution across both hotels.
Foster effective communication and collaboration with both General Managers, Revenue Management, Catering, Front Office, Food & Beverage, and other operational departments.
Review banquet event orders (BEOs), contracts, and group requirements as applicable, coordinating with operational teams to ensure client expectations are successfully executed.
Maintain accurate sales forecasts, account management records, customer relationship management (CRM) data, sales activity reports, and production tracking for both properties.
Monitor sales performance regularly, identify opportunities for improvement, and communicate progress, challenges, and recommended strategies to hotel leadership.
Manage time and travel between properties effectively, maintaining a visible presence and ensuring both hotels receive appropriate sales leadership and support.
Be available to work a flexible schedule, including weekends, holidays, evenings, and varied shifts as business needs require.
Perform other duties as assigned.
Qualifications
Minimum of five (5) years of progressive sales experience, preferably in the hospitality industry, with demonstrated leadership responsibilities.
Previous multi-property or dual-property hotel sales experience strongly preferred.
Marriott experience is extremely preferred.
Proven success in generating hotel revenue through corporate, group, association, government, sports, leisure, and other relevant market segments.
Valid driver's license with a clean driving record and the ability to travel between assigned properties as needed.
High school diploma or equivalent required; Bachelor's degree in Hospitality Management, Business Administration, Marketing, or a related field preferred.
Strong knowledge of hotel operations, revenue management, sales strategy, budgeting, forecasting, and market analysis.
Familiarity with local market conditions, business trends, competitive sets, and economic drivers relevant to both properties.
Experience with hotel sales systems, customer relationship management (CRM) platforms, Property Management Systems (PMS), and revenue management tools.
Strong understanding of sales and marketing techniques, digital marketing, prospecting, negotiation, account management, and business development.
Demonstrated ability to manage multiple priorities, coordinate sales activities across two properties, and achieve established performance goals.
Ability to prepare and monitor departmental budgets, evaluate sales production, monitor expenses, and maintain cost controls.
Ability to interpret banquet event orders (BEOs), contracts, operating procedures, and company policies.
Knowledge of event setup requirements and the coordination of group business.
Excellent leadership, communication, presentation, negotiation, and relationship-building skills.
Ability to communicate effectively with guests, clients, associates, management teams, and community organizations.
Strong analytical, organizational, time-management, and problem-solving abilities.
Ability to work independently while maintaining effective communication and collaboration with both hotel leadership teams.
Knowledge of local attractions, events, and destination resources that support hotel sales efforts.
Bilingual English/Spanish is a plus.
