Job description

Position Title: Market ManagerLocation: Hybrid - Seattle, WA

Your Role

The Market Manager serves as the strategic business owner for an assigned portfolio of data center assets and development opportunities, responsible for maximizing asset value, market performance, customer engagement, and long-term investment returns. As part of the Portfolio Management Group (PMG), this role combines commercial real estate, digital infrastructure, financial analysis, and customer strategy to drive the value, performance, and strategic positioning of a portfolio of assets and the markets they serve. The position offers a unique opportunity to influence investment decisions, development strategy, customer growth, and long-term market success within one of the fastest-growing sectors of the global economy.

In this role, you will act as the business owner for your portfolio, developing and executing strategies that drive revenue growth, customer retention, capital efficiency, and long-term asset value. You will leverage market intelligence, financial analysis, customer insights, and operational expertise to identify opportunities that maximize returns and support Digital Realty's broader business objectives.

Success in this position requires the ability to bridge commercial and technical considerations. Beyond traditional real estate asset management responsibilities, you will develop an understanding of how power, cooling, connectivity, capacity planning, and data center operations influence customer decisions, asset performance, and future investment strategies. The ideal candidate is equally comfortable discussing financial returns, customer requirements, development priorities, and infrastructure constraints.

You will work closely on the master planning and long-term development strategy for both new and existing data center campuses, helping to shape investment decisions, delivery priorities, customer commitments, and market expansion strategies. The assets, developments, and customer relationships you support will be highly visible and critical to the success of Digital Realty's global platform.

What you’ll do

  • Collaborate with cross-functional teams, including Operations, Finance, Sustainability, Legal, Engineering and Sales to problem solve and optimize the performance of your assigned market.
  • Assist Finance and Operations teams with budget development and management to prioritize investments and align capital deployment with the overall market strategy.
  • Partner with Engineering, Operations, Product, and Sales teams to evaluate customer requirements, infrastructure constraints, power availability, capacity utilization, and development opportunities that influence leasing, investment, and portfolio performance decisions.
  • Proactively engage with market stakeholders, including coordinating customer outreach well in advance of renewals, monitoring customer satisfaction, and identifying expansion and other growth opportunities.
  • Provide analytical expertise for the Acquisitions & Investments, Design & Construction, Sales, and Property Operations teams regarding market activity, including local legislation affecting the business, leasing, redevelopment, capital improvements, and technical operations expenditures, to maximize market share.
  • Represent the company as a primary market stakeholder, balancing customer requirements, operational priorities, development objectives, and financial performance while advancing Digital Realty's strategic goals.
  • Provide detailed financial reporting and forecasting for your portfolio of properties and assist with various special projects and other complex analyses.
  • Set the overall market strategy to maximize the financial performance and long-term value of the portfolio, including formulating proposals, underwriting and negotiating leases, recommending acquisitions or dispositions of real property, driving renewal and expansion opportunities, and overseeing capital and inventory management.

What you’ll need

  • Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related discipline.
  • At least five (5) years of experience in commercial real estate asset management, investments, portfolio management, leasing, data center operations, sales engineering, solutions engineering, technical account management, capacity planning, or related disciplines demonstrating strong commercial and financial acumen.
  • Experience in data center, digital infrastructure, telecommunications, cloud infrastructure, hyperscale development, critical facilities, or other mission-critical environments is preferred.
  • Ability to understand and communicate how power, cooling, connectivity, capacity planning, construction, and operational considerations impact customer decisions, investment strategy, and asset performance.
  • An outgoing and engaging personality with the ability to develop and maintain strong relationships with colleagues, local government personnel and other stakeholders, brokers, and customers.
  • A goal-oriented mindset, a strong sense of ownership, and the ability to navigate ambiguity and manage multiple priorities under pressure.
  • Strong organizational and time management skills, including the ability to manage multiple tasks and competing priorities effectively.
  • Ability to work diligently in a fast-paced environment; willingness to operate with a sense of urgency and produce quality work product under strict time constraints.
  • A professional and articulate presence and comfort interacting with senior executives.
  • Excellent verbal and written communication skills; ability to succinctly communicate complex concepts.
  • Analytical skills including the following:

    • Comprehending, analyzing, and interpreting raw market data in order to summarize trends and make strategic recommendations to upper management for your market.

    • Analyzing and interpreting financial statements, budgets and financial forecast models, legal documents, construction plans, and contracts.
    • Understanding the financial impact of capital allocation decisions and thinking creatively in order to manage risk and maximize returns.
    • Summarizing property and financial performance through evaluation of various data sources including operations and capital expenditures, financial forecasting, job cost accounting, project budgeting, long-term cash flows, variance analysis and expense reconciliations.
  • Ability to acquire and apply knowledge of local laws and ordinances affecting ownership, leasing, financing, and operation of real estate.

  • Proficient knowledge of all phases of construction and development.

  • You will oversee a portfolio of properties and will be expected to work on-site at our Seattle, Washington location, with occasional travel required.
