Property Manager, LCAM

Next Generation Management & Accounting Services is a professional property management and accounting company specializing in condominium and homeowners association (HOA) management. We are seeking a dedicated and experienced onsite condominium Property Manager to join our team.

In this role, you will oversee the daily operations of a homeowners association community, ensuring excellent service, efficient operations, and resident satisfaction. Responsibilities include coordinating property maintenance, managing vendor relationships, communicating with residents and Board Members, conducting association meetings, enforcing community rules and regulations, and overseeing budgets and financial reporting.

The ideal candidate is a Licensed Community Association Manager (LCAM) with strong communication, leadership, and organizational skills, as well as prior experience managing condominium communities. Bilingual (English/Spanish) is required.

Location: Cooper City, FL

Salary: $85,000.00 /YR

License: Florida LCAM required

Schedule: Monday through Friday, 9:00 AM to 5:30 PM, with a 30-minute lunch break.

Please note that this schedule does not include property emergencies, which this position is required to attend to and respond to both during and outside of normal business hours, including evenings and weekends, as needed.

In addition, this role may require attendance at community events, resident functions, board meetings, and other property-related activities that may occur outside of regular business hours.

The Property Manager (LCAM) – Onsite is responsible for the daily operations, maintenance, financial management, and administration of an assigned community. This role serves as the primary point of contact for residents, the Board of Directors, vendors, and contractors, ensuring the community is well-maintained, financially sound, and operating in compliance with governing documents and Florida statutes.

Essential Duties and

Responsibilities

  • Oversee the day-to-day operations of the community and maintain a visible onsite presence.
  • Conduct regular property inspections and address maintenance, safety, and appearance concerns.
  • Supervise maintenance staff and coordinate vendors, contractors, and service providers.
  • Manage work orders and ensure timely completion of repairs and projects.
  • Enforce association governing documents, rules, regulations, and architectural standards.
  • Respond to resident inquiries, complaints, and service requests in a professional and timely manner.
  • Serve as the liaison between residents and the Board of Directors.
  • Prepare for and attend Board Meetings, Annual Meetings, Budget Meetings, and other Association meetings as required.
  • Prepare management reports, meeting minutes, notices, and community communications.
  • Assist with budget preparation, monitor expenses, review invoices, and ensure expenditures remain within budget.
  • Maintain Association records, contracts, insurance information, and official documents.
  • Coordinate and attend community events, resident functions, and association-sponsored activities.
  • Ensure compliance with Florida condominium and homeowners' association laws.
  • Respond to community emergencies and urgent situations during and after business hours as needed.
  • Perform other property management and administrative duties as assigned.

Qualifications

  • High School Diploma or equivalent required; Bachelor's degree preferred.
  • Active Florida LCAM license required.
  • Minimum of 5 years of community association or property management experience.
  • Valid driver's license, reliable transportation, and current vehicle insurance.

Skills

  • Strong leadership, communication, and customer service skills.
  • Excellent organizational and problem-solving abilities.
  • Proficiency in Microsoft Office and property management software.
  • Ability to manage multiple priorities while maintaining professionalism and attention to detail.
