SUMMARY
The Punch Manager is responsible for leading the punch and project closeout process from substantial completion through final turnover. This role ensures all work meets Elmington's quality standards, coordinates punch activities across trades, manages a dedicated punch crew, and drives timely completion of outstanding items. The Punch Manager serves as a flexible field resource and may be assigned to projects requiring additional support during punch, closeout, quality control, staffing transitions, or other critical project phases. This individual partners with project teams providing hands-on leadership and operational support wherever needed to drive successful project completion. Success in this role is measured by the timely completion of punch and closeout activities, turnover milestones, adherence to Elmington quality standards, and effective deployment of punch resources across the portfolio.KNOWLEDGE/SKILLS/ABILITIES:

ESSENTIAL JOB FUNCTIONS:
- Understanding & upholding the Elmington Standard
- Develop a comprehensive understanding of Elmington's quality standards, finishes, and project expectations
- Develop a thorough understanding of the project's drawings, specifications, and scope requirements to effectively lead punch execution and project closeout efforts
- Ensure completed work reflects the level of quality expected by Elmington and its clients
- Champion craftsmanship, attention to detail, and pride in the finished product
- Train punch crew members on punch expectations and quality standards
- Serve as the final quality control resource prior to project turnover
- Proactively identify recurring quality issues and recommend corrective actions
- Directly supervise and coordinate the daily activities of assigned punch personnel
- Coordinate the deployment of punch personnel to active project teams when punch-specific assignments are not required
- Travels and stays at jobsite location for 2-4 weeks during punch & closeout periods
- Coordinate supplemental labor resources, including trade partners and temporary staffing solutions, when internal punch resources are unavailable
- Manage tools needed that assist punch teams to perform efficiently when going to different locations
- Support project teams, when needed, in punch process
- Establish daily and weekly priorities for punch completion
- Assign work effectively based on crew capabilities and project needs
- Provide coaching, training, and performance feedback to team members
- Foster a culture of accountability, urgency, and quality
- Ensure all work is performed in compliance with company safety standards
- Coordinate with project team to maintain alignment on closeout priorities
- Maintain positive working relationships with internal teams and subcontractors
- Lead by example through professionalism, communication, and attention to detail
- Develop and maintain project punch lists and closeout tracking logs
- Coordinate punch completion activities with internal resources, subcontractors, and vendors
- Verify deficiencies have been fully corrected and meet quality expectations prior to sign-off
- Prioritize punch items to support project schedules and turnover milestones
- Conduct pre-walks and final inspections ahead of owner, architect, and municipal walkthroughs
- Track progress and communicate status updates to project leadership
- Identify schedule risks and escalate issues that may impact turnover deadlines
- Ensure all closeout items are completed in a timely and efficient manner
- Assist with warranty transition activities as needed
- Support final occupancy, turnover, and project completion milestones
SPECIFIC EDUCATION OR EXPERIENCE:
- Bachelor's degree in Building Science, Construction Management, Civil Engineering, or a related field
- 5+ years of commercial or multifamily construction experience required
- Prior experience leading punch, quality control, warranty, or project closeout activities preferred
- Supervisory or crew leadership experience preferred
- Ability to read and interpret construction drawings, specifications, and scopes of work
- Frequently sit, stand and walk
- Regularly required to talk, hear, and communicate with team members, vendors, and clients.
- Frequently use hands and fingers to handle office equipment, event materials, and technology.
- Occasionally lift or move items up to 25 pounds (e.g., event supplies, decorations, or office materials).
- The noise level in the work environment is usually moderate
- Temperature in the workplace is typically moderate
- Frequent travel to project sites throughout the United States
- Ability to travel and stay at project locations for extended periods, typically 2-4 weeks at a time during project punch and closeout phases
