Concorde Asset Group, Inc., a private real estate owner/operator, is looking for an experienced and motivated Part-time Commercial Property Maintenance Technician. This position will provide vital support to our on-site teams across three properties: two multifamily apartments in Southgate, MI, one retail property in Bloomfield Township, MI, and one industrial property in Wixom, MI. General duties will cover general cleaning and basic repair (carpentry, painting, electrical, and plumbing) of buildings, occupied or vacant suites and grounds. The technician will play a key role in ensuring our properties are well-maintained and operating efficiently.
Major Responsibilities:
· Travel between Southgate, Bloomfield Township, and Wixom properties to assist with maintenance tasks.
· Exhibits strong commitment to the service needs of internal and external customers.
· Represent the company in a professional and courteous manner.
· Review work order priorities with the Properties and respond to maintenance requests and work orders quickly and efficiently.
· Assist with turnover tasks for apartment units, such as repairs, painting, and ensuring move-in readiness.
· Performs routine/minor maintenance tasks to all common areas and units utilizing basic skills including but not limited to general cleaning, basic repair, carpentry/painting, electrical, plumbing, etc.
· Follows and maintains preventative maintenance programs and schedules.
· Maintains a clean and safe work environment.
· Complies with all applicable codes, regulations, governmental agencies, and Company directives related to building operations and work safety.
· Handle emergency maintenance situations as needed.
· Other duties as assigned.
Desired Skills and Experience:
· Requires a valid driver’s license and must carry full insurance coverage on vehicles.
· Contractor, electrical, and plumbing licenses are a plus.
· Prior experience working with multifamily, retail, and industrial properties is strongly preferred.
· Physical requirements include stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 40 lbs. or more.
· The candidate will be required to pass a drug and background screening

Potential Maintenance Tasks including but not limited to:
· General Cleaning
o Maintain storage/equipment areas
o Cleaning light fixtures / exterior objects
o Picking up misc. property, cleaning specific areas
o Basic extermination of pests (non-professional)
o Cleaning up non-hazardous emergencies
· Basic Repair
o Ceiling tile replacement & light covers
o Loose light mechanical fixes (doors, handles, etc.)
o Signage - put up new signs, directory strips, and correct stop signs
o Fixing of concrete/asphalt cracks
· Carpentry/Painting
o Loose flooring/carpet issues
o Cosmetic touch-up of walls, woodwork, and metal surfaces
o Small paint jobs (bollards, etc.)
· Electrical
o Changing out light fixtures / normal ballasts (non-hard wired)
o Replace blown fuses / Reset tripped breakers
· Plumbing
o Fix/tighten faucets, seals, toilets
o Replacing flush valves
o Fix small leaks
o Monitor drinking fountains, sprinklers, etc.
Compensation:
· Competitive hourly rate commensurate with experience. Mileage reimbursement is provided for travel between properties.
