Overview
We are seeking a skilled and experienced Lead Maintenance professional to join our team in a dynamic multifamily community. The ideal candidate will possess a strong background in conventional apartment maintenance, with expertise in various mechanical and electrical systems. This role requires a hands-on approach to ensure the efficient operation of all equipment and systems within the facility, while also providing exceptional customer service and technical support.
The Lead Maintenance Technician is responsible for maintaining the physical integrity of the community. In this role, the Lead Maintenance technician will respond to all resident service requests in a timely fashion. In addition, the Lead Maintenance Technician will partner with the Property Manager and leasing team to ensure excellent move-in, move-out out and experiences for our residents.
Responsibilities include, but are not limited to:
- Must be available to respond to after-hours calls
- Available to work long shifts
- Available to respond to emergencies 24/7
- Must be available to work weekends
- Manage and delegate resident service requests.
- Oversee and inspect the work performed by other assistant technician.
- Maintain accurate records for preventative maintenance, service requests, make-ready status.
- Maintain maintenance budget.
- Maintain inventory.
- Keep all safety materials current and readily available.
- Maintenance the physical condition of the property builds and grounds.
- Conduct business in accordance with all policies/procedures and all state/federal laws (ADA, Fair Housing, OSHA, HAZCOM )

Diagnose and assist with routine maintenance or repair, as needed, involving the following: but not limited to
- Electrical and plumbing
- A/C and heating systems
- Appliances
- Stairs, gates, fences, patios, railings
- Sheet rock repairs
- Painting
- Interior/exterior lights
- Doors, cabinets, windows, ceiling fans, smoke detectors, locks etc.
- Boiler, gas and electric
- Etc
Additional Knowledge, Skills, and Abilities but not limited to:
- Experience in multifamily property management.
- Must display ability to complete tasks/projects on-time.
- Must possess exemplary customer service skills.
- Must be able to multi-task well, all within specific time constraints.
- Must be able to respond to after hour calls
- Must be able to lift 50+ pounds
- Must be able to walk, stand and climb stairs

Experience & Certifications:
- EPA - Required.
- Minimum 5 Years of Property Management and Maintenance Experience.
- Valid Driver’s License - Required.
- Plumbing and Electrical Experience - Required
Compensation
- Hourly pay + Commission
- Starting between $20-$25 depending on experience and certifications
