Job Summary:
The Property and Leasing Manager is responsible for overseeing the daily operations of assigned residential properties, including tenant relations, leasing activities, financial performance, vendor management, and maintenance coordination. This role ensures high occupancy rates, tenant satisfaction, and adherence to company policies and local regulations.
Key Responsibilities:
- Manage all aspects of leasing, including marketing available units, showing properties, screening applicants, and executing lease agreements.
- Handle lease renewals, rent collections, and tenant move-ins/outs.
- Maintain high occupancy rates by developing leasing strategies and optimizing rent pricing.
- Respond to tenant inquiries, concerns, and service requests in a timely and professional manner.
- Coordinate with maintenance and service teams to ensure property upkeep and resolve issues quickly.
- Supervise on-site staff (leasing agents, maintenance technicians, etc.), if applicable.
- Prepare and manage budgets, financial reports, and forecasts.
- Ensure compliance with local, state, and federal housing laws and regulations.
- Oversee vendor contracts and property improvements.
- Conduct property inspections regularly to maintain quality standards.
Qualifications:
- Bachelor’s degree in business, real estate, or related field preferred.
- 3–5 years of experience in property management or leasing (Single-family and/or multifamily).
- Georgia Real Estate License or CAM (Certified Apartment Manager) certification is preferred but not required.
- Proficiency in property management software (e.g., Yardi).
- Strong customer service, communication, and organizational skills.
- Knowledge of local landlord/tenant laws and fair housing regulations.
